Nicknamed “The City of Warmth,” Brentwood’s leaders likely had friendliness in mind when they attached the moniker. Still, they could just as easily have been referring to the city’s residential real estate market, which is characteristically hot. Homes here sell twice as quickly as they do nationwide, in an average of about three weeks. It’s a sure sign many people want to live in the charming community of 8,000 people where they can still walk to Whole Foods Market, an authentic Mexican dinner, or a brand-new park.

Single-family homes and condos
Brentwood’s condo communities offer cozy spaces less than a mile from the retail hubs that dominate the town’s north end. Meanwhile, mid-20th century houses elsewhere in Brentwood harken to earlier eras thanks to designs styled after Cape Cod and regency homes. The median price for a single-family home in Brentwood is about $335,000. Those who don’t need too much space can snag a two-bedroom condo or three-bedroom bungalow in the low $200,000s. At the same time, larger three- and four-bedroom single-family homes likely will cost between $300,000 and $500,000. New-construction townhouses rising on the north side of Brentwood command prices in the $600,000s, though prices can range up to $1 million. “Home prices in Brentwood usually are lower than those in highly desirable surrounding communities like Clayton,” says Elizabeth Real Estate Group owner Liz Little. However, Brentwood’s mix of good schools, new parks and bountiful shopping make it a “sleeper” community in the St. Louis area, Little says.

Carl's Drive-In is a local favorite
Brentwood’s north end is covered in shopping centers full of specialty retailers and big-box stores, so residents have no shortage of options. Shoppers can choose between Target, Trader Joe’s and Whole Foods Market. If a home improvement project lands on your to-do list, you can choose Home Depot or Menards. The town also hosts many locally run eateries. Little recommends Carl’s Drive-In to anyone lucky enough to find a seat in the tiny joint. “It only seats maybe eight people, and you have to sit at the counter,” Little says. “They have root beer they bring out of the freezer with frosted edges. You watch them cook your burger in front of you.”

Brentwood Days
Brentwood Days is the city’s foremost event. Held on the third weekend in September, the annual event gathers the community to enjoy live music and entertainment, games, tasty foods, a parade, free carnival rides and a fireworks show. Of course, just 10 minutes from downtown St. Louis, Brentwood residents are welcome to participate in numerous events there, such as Cardinals Baseball, St. Louis City SC soccer matches, and yearly festivals and parades.
Gold star school system
Public school students in Brentwood attend the Brentwood School District, ranked the fifth-best school system in the state and rated A by Niche. Children may attend Mark Twain Elementary, a two-time Missouri Gold Star School, which Niche rates A-plus. Gold Star Schools is a statewide program to recognize schools with exceptional academic performance based on the same criteria used by the U.S. Department of Education for its illustrious National Blue Ribbon Schools program. From there, students progress to Brentwood Middle School and Brentwood High School, both of which get A grades from Niche.

Park or pavement
Seven parks and a recreation complex are spread throughout Brentwood, so exercise and outdoor exploration are never far away. Brentwood Park is the newest, with 32 acres of trails around a lake, a modernist pavilion with enclosed spaces, and a 100-person amphitheater. The city of Brentwood is developing an expansive, state-of-the-art playground for the park. Meanwhile, work is underway to expand the Deer Creek Greenway Connector. This paved trail will link Brentwood Park to three other local parks, the Swim Club and Brentwood Sports Complex. Easy access to the sports complex comes in handy each September when residents gather for live music, games, and fireworks at the annual Brentwood Days festival.

Close to Interstate 64
Brentwood joins Interstate 64, locally known as Highway 40, one of the region’s most heavily traveled roadways. Trips to points east and west should take from 10 to 15 minutes. Elsewhere, other parts of town are reachable in 20 to 30 minutes. A local MetroLink rail station means residents can easily knock out the trip to St. Louis for work or a day among the city’s museums or sports venues.
Public transportation is easy for Brentwood with a MetroLink station in the heart of the town.
