On the Jersey Shore at the northern tip of Barnegat Bay sits Brick Township, a coastal suburb with a mix of home prices to fit any budget. What started as a farming and sawmill town in the mid-1700s transformed into a summer vacation destination after its incorporation in 1850. It continued to be a rural resort area until major residential and commercial growth occurred after the opening of the Garden State Parkway in 1950. While the township's proximity to the water is a big draw in the summer months, Brick has plenty going on year-round for residents between its parks, restaurants and community events. "The whole Jersey Shore has become more year-round than it used to be," says Laura Parios-McBride, a sales associate with O'Brien Realty and a Jersey Shore resident. "People appreciate the beauty whether it is summer or winter."

Three beaches and a dozen community parks are dotted throughout Brick Township. “I love that I can get on my bike and ride to the beach and inlet,” says Gina Corbisiero, a Broker/Salesperson for Century 21/Solid Gold Realty, who’s lived in the area for over 50 years. Windward Beach Park has a wilderness-themed playground and green space that complements its sandy beach along the Metedeconk River. Boaters can park at one of the nearby marinas and be out on Barnegat Bay in minutes. Locals can walk the 1.5-mile path at Brick Reservoir, located in the north end of the neighborhood. The Drum Point Sports Complex hosts local sports leagues with over a dozen facilities and features a skate park. Golfers can visit the Ocean County Golf Course at Forge Pond, a public 18-hole course. For indoor recreation, The Ice Palace holds figure skating and ice hockey rinks.
Waterfront homes range from $1 million to $2 million
There are over three miles of waterfront real estate in Brick Township, with houses situated along Lake Riviera, the Metedeconk River or the Manasquan River. Homes along the water may include private boat docks that provide easy access to Barnegat Bay. Waterfront properties typically range from $1 million to $2 million, while a handful of homes cost between $3 million and $6 million. In the past decade since Hurricane Sandy, which destroyed a large number of homes, nearly 2,000 have been rebuilt or reconstructed. Many of the new houses are large colonial-style properties with four or five bedrooms, usually selling for $800,000 to $2.5 million. There are also smaller options, like Cape Cods and ranch-style homes, that go for $300,000 to $600,000. No matter the style, all feature manicured front lawns with grass or white pebbles, a typical design found in Jersey Shore neighborhoods. The CAP Index gives Brick Township a crime score of 3, with the national average being 4.

In Windward Beach Park, the Brick Farmers' Market is held every Saturday from May to September. The market, celebrating its 10th season in 2024, features local vendors and food trucks with free admission. Concerts are held in the park every Thursday night during the summer. Windward Beach Park also hosts FallFest in October with a corn hole tournament, fire pits and a fireworks display. In February, the annual Brick Birthday Bash celebrates the township’s creation with games, live music and cake.

Commuting to NYC via Garden State Parkway
Because of the neighborhood’s suburban streetscape, Brick Township is mostly car-dependent. The Garden State Parkway passes through the township, providing residents with three exits to return home. For shorter commutes, State Route 70 and U.S. Route 9 also cut through the neighborhood, connecting to the shore towns of Point Pleasant, Manasquan and Mantoloking. Those commuting to Manhattan can take Garden State Parkway 70 miles north, with the route taking as little as 90 minutes.
