Brighton East Farms sits just outside the city center with farmland and planned communities. Nearly 800 single-family homes line the neighborhood’s Parkside subdivision, while townhouses and apartments fill the remaining acres. “When that area was developed, there wasn’t a grocery store. In the last few years, all of a sudden, there are fast food places,” says Gina Bradshaw, a Colorado native and Realtor with Berkshire Hathaway Colorado Real Estate who has over five years of experience. Paved paths connect the community’s neighborhood parks and green spaces, which is served by the Brighton East Farms Master Homeowners Association.

Craftsman influence carried throughout subdivided streets
At the turn of the 21st century, new traditional homes with Craftsman influences were erected throughout the subdivision. Single-family homes cost between $475,000 and $930,000, while townhouses range from $350,000 to $395,000. Residents pay an additional $40 to $65 monthly for the homeowners association to manage snow removal and trash pickup. “Brighton East Farms has lower taxes and HOA fees since it’s not in a metro district,” says Jessica Arguello, a Realtor with Real Broker with over three years of real estate experience. “There are more established homes, with it being an area that’s been there for 20 years, surrounding a lot of newer builds like Brighton Crossings.” The entire city may be at an elevated fire risk, so as the community has grown east, a new fire station was built near the neighborhood. The fire department also hosts public fire safety academies for kids and adults.

School zoning changes in 27J
School District 27J serves Brighton East Farms. Padilla earns a C grade from Niche. Northeast Elementary School also receives a C and will be the neighborhood’s new zoned elementary school beginning the 2025 to 2026 school year. Overland Trail Middle School, a C-graded school, and Brighton High School, which receives a B-minus, will both remain zoned in the neighborhood. Additionally, Brighton High offers career and technical education (CTE) courses in subjects including engineering, sports medicine and agriculture.

Barr Lake and pockets of playgrounds and open space
Donelson Park’s football and soccer fields are in the center of the community. Sidewalks lead to its open space and the playground adjacent to it. Additional parks with playgrounds, including Bergman, Lockman and Harvest, dot the neighborhood. Barr Lake State Park is about a 5-mile drive south and has over 21 miles of trails, including nearly 9 miles of multiuse paths looping around the lake. Lakeside, anglers reel in channel catfish, rainbow trout and tiger muskie, while kayakers and canoers glide across the calm water. Brighton Oasis Family Aquatic Park opens its lazy river and pools anytime the predicted high temperature tops 70 degrees Fahrenheit from late May through the beginning of September.

Despite the absence of a commercial area in the neighborhood, Brighton East Farms is in proximity to both a lineup of locally owned businesses in Brighton’s downtown and box stores in shopping centers along Highway 7, such as Bomgaars in the Village Square Shopping Center. Small businesses, including On Pins & Needles quilt shop and My Local Boutique’s gift shop, dot North Main Street in downtown Brighton. Local restaurants also line the downtown area, varying from casual American food at Big Choice Brewing Pizzeria & Pub to award-winning Mexican food at La Estrellita. Main Street hosts Brighton’s annual events, including the tree lighting and winter market in December and Harvest Fest in late October. Box store brands, including Ross, Target and Kohl’s, line the Prairie Center Shopping Center, south of the community. Fast food chains and nationally known restaurants, including Chili’s Grill & Bar and Chick-fil-A, fill the plaza. Nearby grocers include King Soopers and Safeway.

Highway away from downtown Brighton
Interstate 76 connects commuters with Commerce City in nearly 20 miles and Denver’s Central Business District in about 26 miles. Regional Transportation District (RTD) bus stops line state Highway 7, which runs east to I-76 and west to Brighton’s Main Street. Intermountain Health Platte Valley Hospital is a level three trauma center less than a 5-mile drive south. The Denver International Airport is roughly 20 miles south and has nonstop flights to all 50 states.
