Where horses trotting interrupts the silence
Todd Creek sits beneath a Colorado sky, near neighborhood parks, where horses run and golf balls fly. This slice of the country compromises the privacy of a farming community and spaced-out cul-de-sacs with city conveniences found in Denver and Boulder, less than 30 miles away. “What the residents enjoy more than anything is having peace and having really large properties in a very quiet and well-maintained neighborhood,” says Jason Pardikes, elected chair of the Todd Creek Farms subdivision.
Playground tractors and golf carts
The outdoors extend from the Todd Creek Golf Club’s sloping greens to the South Platte River Trail that runs from Veterans Park to Denver. Veterans Park has a red, white and blue playground and picnic shelters; meanwhile, just south, Colorado Park has a colorful playground with climbing nets, tennis courts and a basketball court. Nearby, a farm-themed playground, soccer field and fishing pond are among the offerings at Brighton Park, which also is home to the Brighton Recreation Center’s indoor fitness and aquatic centers.
Subdivisions beyond Todd Creek Farms
Subdivisions in Todd Creek are lined with modern farmhouses, new traditionals with Craftsman influence and ranch-style homes. “Each of [Todd Creek Farms’s] homes sits on between one and a half to five acres of property, including 78 acres of open space and three and a half miles of private trails,” Pardikes says. Nearby subdivisions also have properties that start at an acre, including Eagle Shadow and Foxridge Estates. Undeveloped lots are priced from $300,000 to $500,000, while properties with a one- or two-story home start at $495,000 and go up to $1.5 million, depending on property size and whether the home is in a gated community such as Todd Creek Estates.
Throughout Todd Creek, homeowners association payments can range from $30 in Eagle Shadow to around $95 in Todd Creek Estates, covering maintenance costs for community amenities such as private trails. Brighton, in general, may be at an increased fire risk because of its expansive open spaces. The Brighton Fire Department is just about 4 miles away in case of emergency. Reports of crime are low in Todd Creek as the CAP Index crime score is a 1 out of 10, compared to the national average of 4.
Halloween Bash and Adams Fairground festivities
Homeowners associations hold annual events, such as the Halloween Bash in Todd Creek Farms. “They invite the entire community onto the common open space and brought in bounce houses and face painters—every homeowner is given a pumpkin—and there are carving stations,” Pardikes says. “There are bluegrass bands to play throughout the day, and is open to the community and their guests.” Just to the south, Adams County Fairgrounds hosts evenings with fair food, live bands and carnival games.
Learning from Brantner Elementary through Riverdale Ridge
The 27J Schools district serves Todd Creek. Brantner Elementary School earns a B-plus grade from Niche. Rodger Quist Middle School—known locally as “Quist Middle School”—receives a C-plus. Riverdale Ridge High School maintains a B and has a music program that has earned statewide recognition.
Todd Creek travels
Colorado Highway 7 ties the neighborhood to Boulder, about 26 miles west, and to downtown Brighton, roughly 4 miles east. The Extension 470 toll road leads directly to the Denver International Airport, which has hundreds of nonstop international and domestic flights. Both routes connect to roads traveling through the Denver metro, including Interstate 25 in the west and U.S. Route 84, which merges into Interstate 76 in the east. Houses of worship dot CO-7, from Todd Creek’s Harvest Fellowship five miles east to St. Augustine Church in Brighton’s downtown.
Denver Outlets to Main Street businesses
Neighboring community Brighton accounts for more shopping and dining in the immediate Todd Creek area, with its Main Street and shopping centers located less than 5 miles east. Locally owned businesses include the crafting store On Pins & Needles and international markets such as Tortilleria Chihuahua. Box grocers are also nearby, including Safeway and Natural Grocers. Lulu’s Farm sells fresh produce and roasted chilis off U.S. Route 85. Main Street is the primary source of local dining, with everything from Main Street Café’s sweet cinnamon rolls to bars and breweries such as Something Brewery. “Todd Creek Farms has many home-based shops offering a variety of services, everything from equine therapy to auto detailing and home remolding,” Pardikes says. “On its website, Todd Creek Farms has a community directory of its services, both internal and external to the community.” About 10 miles west, the Denver Premium Outlets has major retailers, including Under Armour and Polo Ralph Lauren.
