A small neighborhood in the West Bronx, East Tremont is notable for its transportation access and proximity to parks and other sections of the diverse borough. Since the 1960s, East Tremont has developed around transit, as the Cross-Bronx Expressway, to the neighborhood’s south, was completed. Today this thoroughfare, along with the Metro-North Tremont stop and subway stations nearby on Grand Concourse give the neighborhood commutability options. Residences in East Tremont are largely found in rental buildings, and most housing is subsidized or income-restricted. To the north of the neighborhood, St. Barnabas Hospital and medical care facilities can be found, as well as the shopping and dining areas of the Bronx’s Little Italy.

Multi-family buildings and co-ops, but very low inventory
There are co-op buildings in the neighborhood, which are largely income-restricted. A one-bedroom in a turn-of-the-century co-op building costs between $89,000 and $130,000. “When people were converting buildings from rentals to co-ops, which really started in the ‘70s and finished by the ‘90s, most places in the Bronx, nobody could imagine that people would want to buy there ever, so they left them as rental buildings, or they were owned by the city, and the city turned them into income-restricted buildings,” says Matthew Bank, a Bronx resident for over a decade and a partner and licensed real estate broker with Bank Neary Real Estate. Most availability is in rental buildings and there is an emphasis on affordable rental units in developments like The Wilfrid buildings on Third Avenue and East Tremont. Family homes are harder to come by and multi-family brick houses can cost between $665,000 and $849,000. Occasionally a few rare multi-family homes with garage parking can be found, topping over $1 million.

Tamales and Enchiladas can be found at Estrella Azteca and other businesses, coffee shops and bakeries are nearby. Nightlife and music make Copas Lounge a popular spot. Groceries can be found at Western Beef near East 180th Street.
