Proximity to recreation, transportation and education in the Bronx
The Bronx neighborhood of Jerome Park borders the Jerome Park Reservoir, where the Mosholu Parkway meets the Grand Concourse. According to local Realtor William Beltran with Douglas Elliman, the reservoir was originally a horse racing track: “Jerome Park was just farmland. But in 1900, it was annexed to the city. Houses around Villa Avenue were modeled after a village in England and occupied by workers at the racetrack.” Soon afterward, the city condemned the track and built Jerome Reservoir on its site. Today, the 94-acre reservoir serves drinking water to a quarter of the city, and the surrounding parkland is a destination for residents on sunny days. Additionally, the locally dubbed Education Mile – a cluster of schools ranging from elementary to college – comprises a large slice of the neighborhood, putting residents in proximity to high-achieving institutions. Enveloped by green spaces, with convenient proximity to schools and transportation, Jerome Park offers a balanced, connected lifestyle amidst the concrete jungle.

Jerome Park Reservoir’s waters to tree-line trails on Mosholu
Jerome Park shares its name with the adjacent green space that hugs the Jerome Park Reservoir. The park offers scenic views of the reservoir from its 1.5-mile paved path, which also passes the historic Jerome Park Reservoir Gatehouse. The park’s trails extend to the Mosholu Parkway Greenway, where additional tree-lined trails hug the busy car-studded parkway. The greenway trails, in turn, link to Van Cortlandt Park to the north. Stretching 1,200 acres, Van Cortlandt Park provides a vast expanse of open space with multiple recreational fields, a historic house museum, golf courses and more. The Empire State Bike Trail also runs through Van Cortlandt Park, connecting bikers and walkers over the Harlem River into Inwood, Manhattan. On the other side of the reservoir from Jerome Park lies the Independence Playground, while Washington’s Walk borders the southern end of the reservoir.

Top-rated schools along Education Mile
Education Mile was named for the number of schools that span the neighborhoods from Mosholu Parkway in the north down Goulden and Paul Avenues to the south and continuing into Fordham where the eponymous Catholic liberal arts undergraduate college and law school are located. Students in Jerome Park may start their education at P.S. 095 Sheila Mencher, which earns a B-minus from Niche, and continue to one of the many high schools located on the mile, including the renowned, A-plus-rated Bronx High School of Science. The well-regarded City University of New York also hosts its Lehman College campus here.

Performing arts and events at Lehman College
The 2,310 seats of the Lehman Center for the Performing Arts fill with theatergoers as performances grace the stage all year round. The college’s art gallery displays the works of emerging artists and additional performances and concerts take place at the 500-seat Lovinger Theatre. The Jerome Park Library also keeps residents entertained and involved through its programs and events. Weekly workshops include keyboarding and Microsoft Word sessions, while events include midday movies every Wednesday, family movie nights and other kid-friendly events that promote literacy.
Opened in 1931, Lehman College is done well to preserve it's beautifully unique architecture.

Co-ops in multi-family, tenement buildings
On Jerome Park’s handful of streets dedicated to residential and commercial use, original housing has been demolished in favor of postwar tenement buildings. Though co-ops make up most of the neighborhood’s housing inventory, a few stately rowhouses and Italian Renaissance brownstones remain. Townhouses typically cost in the $900,000s when restored, while those needing work can be priced a few hundred thousand dollars below market. “The homes here were built to last,” Beltran says. Co-ops in well-kept brick buildings can range from $135,000 to $400,000, with HOA fees averaging $1,000 per month. Multi-family, mixed-use investment properties can cost between $1 and $2 million.
