Diverse community that’s home to Montefiore Medical Center and green space

Norwood may not sound familiar, but this diverse, residential section in north central Bronx - and adjacent to the Westchester suburbs - is home to the world-renowned Montefiore Medical Center Campus. As a result, some hospital employees, including doctors, nurses and hospital administrators, live here, according to Geoff Weiss, a licensed associate real estate broker with Compass. The neighborhood surrounds historic Williamsbridge Oval Park, while also being surrounded on three sides by Mosholu Parkway, Van Cortlandt Park and Bronx Park, with the famed New York Botanical Gardens just beyond. Aaron Kass, a licensed real estate agent who works with Weiss, adds that the Bronx has more green space than all the other boroughs. And while Norwood might be the end of the D and 4 lines, there’s also a MetroNorth station, making this lower-priced neighborhood readily accessible.

Lower-than-average-priced co-ops

About 95 percent of residents rent, and streets are dense with mid-rise apartment buildings and brick rowhomes. There are a limited number of multifamily homes and co-ops, but these include well-preserved pre-war styles like The Lenru co-op, an example of Jacobethan Revival dating back to 1928. Homes stay on the market for about 128 days compared to the national average of 42, and prices have also dropped since last year, with a $152,500 median price. Properties along Mosholu Parkway and near Williamsbridge Oval benefit from a park-like feel, where residents take children to play and ride bikes. Basic two-bedrooms in a pre-war co-op list for under $200,000, but a multifamily home near Montefiore jumps up to $800,000. Prices generally span from $97,000 for a studio co-op to $741,000 for a rowhome.

Local multicultural businesses and food cooperative

Longtime local businesses line Jerome Avenue, Gun Hill Road and Bainbridge Avenue, offering a mix of nail salons, barber shops, delis, fast food chains, casual multi-ethnic restaurants and halal grocers. Those in the know head to tiny Mexicana Deli Grocery to pick up Mexican food staples and grab authentic, inexpensive meals that are made to order. FoodTown and Fine Fare are supermarket options, but those with a car can find additional options in Yonkers, just to the north. Residents also have the Norwood CSA Food Cooperative for fresh veggies along with the year-round Norwood Farmstand. The latter’s operated by GrowNYC, which provides fresh produce to underserved communities. Meanwhile, Webster Avenue is a developing stretch that includes a newer Crunch Fitness.

Community outreach from the city and Montefiore

The city holds a number of events in Norwood throughout the year, and neighborhood families turn out for the annual Spring Egg Hunt and Halloween party in Williamsbridge Oval. The modernist Mosholu Library notably provides a free after-school program for ages six through 12, while Mosholu Montefiore Community Center is a comprehensive community resource, from offering day camps and childcare centers to rec programs and a senior center.

Strong options for high school

P.S./M.S. 280 Mosholu Parkway is a main option for kindergarten through eighth grade, which Niche rates a B minus. P.S. 56 is another neighborhood option for kindergarten through fifth grade; Great Schools gives it a three out of 10. Students can finish at B-rated DeWitt Clinton High School, featuring a 97 percent graduation rate and tracks ranging from music production to health and hydroponics. For the lucky few admitted, the prestigious Bronx High School of Science is just on the other side of the Mosholu Parkway.

A neighborhood surrounded by parks

Williamsbridge Oval Park is the community’s heart, where neighbors gather for holiday events, let their dogs loose in the dog run and play a round of pickleball. There are also playgrounds, sports fields, a splash pad and running track. Families and fitness enthusiasts also take advantage of Mosholu Parkway, a scenic three-mile path between New York Botanical Garden to the south and Van Cortlandt Park to the north, although it runs along a busy road. Van Cortlandt Park, the city’s third largest, connects with Mosholu Parkway and includes two golf courses. For more outdoor space, Bronx Park skirts the southern part and is best known for the Bronx Zoo.

Two subway lines and Metro North

Norwood is the end - and beginning - of the D and 4 lines, which makes it easy to get a seat, especially considering it can take almost an hour to reach Midtown. For a faster Midtown commute, Metro-North stops at the Williams Bridge station on the Harlem line. For homes that are further from the train, local and express buses are numerous, while drivers can hop on the Bronx River Parkway to connect to the rest of the city and the Westchester suburbs.
