Pelham Gardens is a homey, suburban neighborhood occupying just 2 square miles in the northeastern section of the Bronx. In this typically serene, tree-lined neighborhood, residential properties primarily consist of single-family homes and two- to three-family homes, as well as some low-rise apartment buildings. While the neighborhood is nearly entirely made up of residential properties and local businesses, prime shopping can be found in the nearby Bay Plaza Shopping Center. However, the big draw for buyers is the local attractions, which include the Bronx Zoo and New York Botanical Gardens, located only about 1 mile away. "Pelham Gardens is a residential neighborhood with a longstanding community that is pretty centrally located," says local Realtor Joe Cosentino of Morris Park Realty. "The Pelham Parkway is close by, you have big employers like the Jacobi Hospital and it's a safe area. Even though it's the Bronx, it feels more like a suburb."

Moderately priced architectural gems, including brick-clad Queen Anne single-family homes

Pelham Gardens is known for its impressive lineup of handsome brick rowhouses and townhouses scattered amongst single-family 19th-century architectural marvels, including prewar Tudor and Colonial single-family homes. From genuine standalone Richardsonian Romanesque townhomes with Flemish brick to classic Greek Revival rowhouses, there are a variety of real estate gems to be found across the neighborhood. Most of the construction has prewar details, and certain parts of the Bronx are similar to Harlem with respect to crown moldings, built-in bookcases and intricate architectural details. Locals pass by large Queen Anne Victorians with original quoin stones on exterior corners. The average price range for a single-family home is approximately $800,000 to $1 million, and a two-bedroom condo can run between $150,000 and $350,000. Buyers moving into this neighborhood like upgrading homes and having lower taxes than in neighboring Westchester County. Meanwhile, families looking for more space or buyers looking for an investment are drawn to the large, finished basements typical of Pelham Gardens. “Properties with mother-daughter setups attract buyers looking to renovate basements, either to rent out or use as in-law suites,” says Steven Padernacht, Bronx native and licensed broker at Keller Williams Realty NYC Group with over 20 years of experience. Cosentino says potential homebuyers should know that inventory moves fast. "Houses don't stay on the market very long," he says. "Within a week, there will be two or three offers on a listing, so it's moving pretty quickly in that area." He also says the neighborhood's suburban setting fosters a safe community. "It's a close-knit community and safety is a big concern for the neighborhood," he says. Pelham Gardens receives a 3 out of 10 CAP Index Crime Score, which is lower than the national average of 4.

Family-owned Italian eateries, including Sal and Dom’s Pastry Shop

Italian restaurants dominate the dining scene in Pelham Gardens, though the borough offers a cornucopia of diverse restaurants and eateries. Sal and Dom’s Pastry Shop has been serving freshly baked cannoli to this mostly Italian-American crowd since 1956. Louie and Ernie’s started making pizza just a few years later, and they’re still dishing them up next door in Pelham Bay today. The Mall at Bay Plaza is just east of the neighborhood, housing familiar retailers like Home Depot and Macy's, along with grocery stores like ALDI. With shops and necessities nearby, residents living in Pelham Gardens can avoid crossing the Harlem River into Manhattan for long stretches at a time.

Niche B-rated public schools, including P.S. 97

P.S. 97, a pre-K through 5th-grade school, has consistently ranked in the upper quartile for all NYC Department of Education metrics. Junior High School 144 Michelangelo was ranked in the top tier of schools in most data points, including metrics for community trust and rigorous instruction. Both schools earn a B score from Niche. The city’s largest green space, Pelham Bay Park

Pelham Bay Park is the city’s largest park, spanning several tributaries along the Sound and including several playgrounds, hiking trails, Orchard Beach and two golf courses. The Pelham Bay Nature Center and dog run are both close to Pelham Gardens. Residents can also enjoy the Bartow-Pell Mansion Museum, housed inside the grey stone Greek Revival mansion constructed in the nineteenth century. Locals explore the Thomas Pell Wildlife Refuge and Sanctuary, analogous to a natural zoological garden that features a diverse range of animals. The Bronx Zoo and New York Botanical Gardens are just a mile west.

5 train at Pelham Parkway Station, and multiple bus lines

Commuters often favor driving due to the ease of accessing major roadways like FDR Drive and Interstate 95. Without traffic, the drive to Midtown is approximately 15 miles. The Pelham Parkway station on Esplanade provides access to the 5 train. In the southeast, near Westchester Avenue, the 6 train concludes its route at the Pelham Bay Park station. The Bx12 and Bx26 buses travel east and west, connecting riders to nearby subway stations. The BxM10 express bus also transports passengers to Midtown.
