In addition to more square feet for their money and a lifestyle quieter than most New York City neighborhoods, many homeowners enjoy views across the water to Manhattan or the New Jersey Palisades.

Postwar co-ops and single-family homes in varying styles
The majority of residences in the Spuyten Duyvil are postwar co-ops, including the iconic cliffside post-war Blue Building. Co-op prices start at about $165,000 for a studio, and two- and three-bedroom home prices range from $500,000 to $800,000. The neighborhood's east side contains tree-lined streets with single-family homes in various styles including Tudor and Italian Revival, as well as more traditional Cape Cods, cottages and colonial-style homes. Prices range from about $1.2 million to $3 million. The 1920s Villa Charlotte Bronte co-op resembles an Italian villa and contains some of the most desirable homes here. Turnover is rare but expect to pay around $1.3 million should one hit the market.

Plentiful parks in the area contribute to Spuyten Duyvil’s bucolic atmosphere. Henry Hudson Park serves as the neighborhood’s primary green space, with walking and running paths, athletic facilities, playgrounds and a dog run. Spuyten Duyvil Park stretches along the water and provides shaded riverside walking and running trails. Nearby, Seton Park, Riverdale Park, and Ewen Park offer even more opportunities for outdoor activities, and the public garden Wave Hill is to the north in Hudson Hill. Finally, the famous 1,146-acre Van Cortlandt Park is a 10-minute drive away, offering opportunities for outdoor activities including horseback riding, mountain biking, golfing and swimming.

Limited commercial options with more in nearby Riverdale
Spuyten Duyvil is mainly residential, but it does have a handful of small markets and a few restaurants. KN Market and Ben’s Market sell groceries. Chili & Curry serves Thai and Indian fusion, and a slice can be grabbed at Famous Pizza Express. More options, such as Foodtown, Stop & Shop and a healthy mix of dining spots, are a quick car ride away in Riverdale.

Best for commuting by car or rail
Subway service in Spuyten Duyvil is not ideal; it’s about a 20-minute walk to the closest 1 train station, and even getting to nearby Columbia University can take 45 minutes. However, travel to Midtown takes just 25 minutes via the Metro-North Hudson line. Commuting or traveling by car is facilitated by the proximity of the Henry Hudson Parkway and Interstate 87.

There is a sense of community. It is a small area and you'll often bump into people in the supermarket or the pizzeria. It's New York City so people want to be left alone, however, a smile and a quick hello are always shared.
