Remote residential pocket close to promenade
Bath Beach often flies under the radar, even for New Yorkers. This waterfront pocket of South Brooklyn sometimes gets lumped in with neighborhing Bensonhurst, but this distinct neighborhood is home to about 30,000 residents. It’s one of the last remaining vestiges of old New York, with no trace of trendy businesses or nightlife. The diverse, family-oriented community takes advantage of quiet, tree-lined streets that open up to views of Gravesend Bay. And while the beach may be long gone, Shore Parkway provides 4.5 miles for running, biking, or just strolling along the water, gazing out at the imposing Verrazano Bridge.

Semi-detached homes and coops abound
Vito Angelo, a licensed associate real estate broker with Re/Max, grew up in Bath Beach. He notes how the housing stock differs compared to neighboring Bensonhurst. “You’ll see many townhomes - between Cropsey and Shore Park - that you don’t really see in Bensonhurst, Angelo says, adding that frame construction is also common. Midrise prewar and postwar coops and semi-detached homes are also prevalent, as are mother-daughter units with separate entrances. There are a small number of remaining Victorians, which have been converted to multifamily housing, and some new construction. New development is limited due to lack of available land. Prices range from $300,000 for a one-bedroom coop to at least $900,000 for a semi-detached home. Driveways are more common than small yards and add to the price. The overall average is $1.1 million.

Limited shopping but many options in Bensonhurst
Shopping is mainly concentrated along 86th street underneath the elevated D train, and chains are interspersed with locally owned spots along this Bensonhurst border. These include a high percentage of Chinese businesses since Bensonhurst contains one of the largest Chinatowns in Brooklyn. But there are also throwbacks like Tommaso, a red sauce Italian restaurant known for its singing waiters. Bath Avenue is also home to a small number of retail shops, and diverse restaurants represent Uzbekistan, Pakistan and the country of Georgia. Ceasar's Bay Shopping Center is a waterfront retail complex; its chains include Target and Kohl’s.

Top-rated elementary and middle schools
Bath Beach is home to a small number of public schools. P.S. 748 Brooklyn School for Global Scholars features an A score from Niche and is an option for kindergarten through fifth grade. P.S. 163 Bath Beach serves kindergarten through eighth grade, and is also top rated with a 9 out of 10 on Great Schools. Students can continue on to New Utrecht High School in Bensonhurst, ranked a 4 out of 10 on Great Schools.

A 4.5-mile promenade borders Gravesend Bay
The 59-acre Shore Park and its accompanying path are the main attraction here. Bath Beach Park overlooks the waterfront and includes a renovated playground. Nearby, the larger Bensonhurst Park also borders the waterfront, complete with handball courts, two play areas and updated basketball courts. Dyker Beach Park straddles the opposite end of Bath Beach, and its 18-hole public golf course is a popular draw.

Limited transportation options
The elevated D train runs along 86th Street, making it possible to reach midtown in about an hour. Angelo notes that most areas require a bus to reach the train. However, express buses can also reach downtown Manhattan in 35 minutes. The Belt Parkway runs along the waterfront, providing easy access for drivers.
