Brooklyn’s northernmost neighborhood, Greenpoint is known for its robust dining scene and residential feel. The formerly industrial area, devoted to shipbuilding in the 1850s, historically attracted immigrants, including a large Polish community, and many Polish businesses serve the neighborhood today. Just south of Long Island City, Greenpoint entices people from Manhattan and Williamsburg who are looking for a change of pace. “You don’t compromise on losing all the trendy eateries and things like that, but you get that neighborhood vibe,” says Jennifer Lee, a Brooklyn resident and licensed associate real estate broker with SERHANT LLC. “It’s got character,” Lee says, “The makeup of the neighborhood is still a lot of townhouses and low-rise buildings.”

Low-rise condos and historic townhouses
While some towers are rising on Greenpoint’s western edge, most of the neighborhood’s availability is found in smaller condo buildings and classic townhouses. A historic multi-story three or four-bedroom townhouse costs between $1.4 million to $3.8 million. A two-bedroom condo in a low-rise building with views of the Manhattan skyline might run from $1.4 million to $2.3 million. In a new construction, like the 13-story Huron buildings, a two-bedroom condo ranges from $1.3 to $1.8 million. The Greenpoint, a 40-story tower on the East River waterfront, is a mix of rental and condo units.
Many dining choices and Polish cuisine
Greenpoint’s dining scene is a draw, especially around Greenpoint Avenue, where popular spots like Mexico City-inspired Panzón and the Neapolitan-style pizzeria Paulie Gee’s pack tables. Polish bakeries and restaurants like Karczma offer traditional foods and preserve the neighborhood’s heritage. On weekends, a line forms down India Street for delicious baked goods from Radio Bakery, and Peter Pan Donuts & Pastry shop is a neighborhood favorite. Small markets and grocery options, like the Market on Kent, line Manhattan Avenue. Franklin Street houses local shops like Word Bookstore and bars like the Pencil Factory. In the summer, regulars hang out near the stained-glass water tower on the rooftop of Greenpoint Beer & Ale Co.
Shopping at Greenpoint Terminal Market
Artists working in Greenpoint’s many converted industrial buildings open their spaces to the public once a year in June for Greenpoint Open Studios. In July and August, free movies are shown in Transmitter Park. Summer weekends bring local artisans and food vendors to Greenpoint Terminal Market. In December, the annual Greenpointers Holiday Market takes place at Greenpoint Loft.
Education focused on high school and college prep
PS 110 The Monitor School serves pre-K through fifth grades and has an A minus rating from Niche. Conselyea Preparatory School earns a B plus from Niche and prepares middle schoolers with exams that give a head start on high school. Brooklyn Preparatory High School focuses on college prep and has a B rating from Niche.
Multiple parks, including McCarren
The neighborhood includes access to multiple parks. On the western edge, the waterfront esplanade of Transmitter Park, once home to WNYC radio transmission towers, overlooks the East River. McGorlick Park offers benches and picnicking spots, as well as a playground. Sports teams and runners make use of McCarren Park’s fields and rubber running track, as well as bocce and tennis courts.
Limited subway options, but buses and the East River ferry
Greenpoint is primarily served by the G train, which runs along Manhattan Avenue and offers service to Brooklyn and Queens, and by buses. The L train at the Metropolitan/Lorimer stop provides a route into Manhattan. An East River ferry stop connects to Midtown and DUMBO. CitiBikes are available, and cyclists use the Pulaski Bridge into Queens. Public transport can be limited and some residents opt to have cars.
