Like Brooklyn, Greenwood Heights is full of contrasts. On the east side of the neighborhood is Green-Wood Cemetery, both a revered burial ground and a lovely place for strolls and creative performances. On the west side, shipping piers receive cargo freights, and a recycling plant processes metal. Next door, warehouses have been repurposed as shopping centers, and farther down is Industry City, which houses artist studios, restaurants, coworking spaces and compact lawns with kid-friendly play structures. In the middle of all this, Greenwood Heights is a community that prioritizes quiet, residential streets and comfortable living spaces. “There are apartments, but it very much has the feel of a house-oriented neighborhood,” says Jennifer Corcoran, who has been selling real estate in Brooklyn for the past seven years. “A lot of people have been there a long time, families that have been there generation after generation.”

Wood-frame houses with limited luxury condos

Colorful, vinyl-sided houses make Greenwood Heights stand out from the pricier neighborhoods to the north, South Slope and Park Slope. These attached houses from the early 1900s go for $900,000 to $1.9 million, and are often structured as two- or three-family homes. “If you want to own a house that has an apartment for extra income, it’s a good place to look,” Corcoran says. “And I don’t think you’ll have any trouble renting it out.” In lieu of co-ops, Greenwood Heights has gotten a few condominiums over the past 30 years, with units starting at $350,000. Arbor Eighteen, a new luxury condo building, has units priced from $800,000 to $2.1 million, including some with Statue of Liberty views.

Japanese street food and a beer hall with 60 taps

Dining options in Greenwood Heights match the neighborhood’s relaxed pace. “It’s not the place you’re going out to party,” Corcoran says. “You’ve got a lot of small businesses that give it a really homey feel.” At the north end, Greenwood Park is a gas station turned beer garden that serves nachos and pizza. On Fifth Avenue, Baked In Brooklyn makes fresh bread and pastries daily, and Minnie’s Bar on Fourth Avenue hosts weekly trivia. Industry City’s restaurants broaden the menu options — with jerk chicken, döner kebab and a Japanese market — and the artisan boutiques are a welcome counterpoint to the Costco next door. For clothes, home goods and electronics, nearby Liberty View mall has it all.

Colorful birds and a Gothic revival green space

The gardens, ponds and winding paths in Green-Wood Cemetery make it a calming space for long walks — and for visiting the gravesites of Jean-Michel Basquiat, Leonard Bernstein and more historic figures. Its location along a migratory bird path means winged visitors stop by, including red-tailed hawks, eastern bluebirds and bright-green parakeets. On Third Avenue, D’Emic Playground has a colorful jungle gym and basketball courts.

Historic cemetery tours and summertime DJs

Green-Wood Cemetery is always alive with activity. Trolley rides and winter walking tours, and the annual Nightfall performance art show, use the well-manicured space respectively but creatively. Nearby, Industry City’s Brooklyn Night Market hosts food vendors and DJs during the summer, and an annual immersive Halloween festival produced by artists from Burning Man.

One of NYC’s best public elementary schools

Kids in preschool through fifth grade can receive a stellar education at P.S. 172, which has an A grade from Niche and is rated as the #1 standout elementary school in all of New York City for 2024. Just outside the neighborhood, J.H.S. 88 teaches sixth through eighth grades and has a B-plus from Niche, and the local Sunset Park High School has a B-minus.

Subways on Fourth Avenue

To get around town, the D, N, R and W trains run through the center of Greenwood Heights, stopping at 25th and 36th streets. A few regular and express buses operate along Fifth and Third avenues. Street parking is a gamble in New York City, but the dozen auto repair shops in the neighborhood make car ownership a little easier here.
