Midwood is a quiet residential neighborhood in south-central Brooklyn with a diverse community and easy access to the rest of the city. It’s a walkable, family-friendly area with schools and synagogues throughout. How Midwood’s co-ops, condos and houses compare in price

Buyers can generally expect low- and mid-rise buildings in Midwood. “We’re not talking about towers; [buildings are] two stories to six or seven stories,” says Michael Bethoney, a licensed real estate broker at Nest Seekers International who works throughout New York. Single-family homes come in an array of styles, from brick rowhouses to Victorians to Tudor Revivals, some of which are detached houses with driveways and compact lawns. “There are also a lot of co-ops that are generously sized and much more affordable than other parts of the city or the borough,” says DAWN DAVID, a licensed real estate broker at Corcoran Group who was born and raised in nearby Flatbush. New condos are popping up, such as the H7O Condominium on Avenue H, a mid-rise development. Prices vary by type of housing:

  • Co-ops fall between the mid-$100,000s and the mid-$600,000s.
  • Condos range from the low $400,000s to the upper $900,000s.
  • Single-family homes cost between the low $800,000s and $3 million.
However, Midwood is a very renter-friendly community with about two-thirds of properties classified as apartments.

The vibe of Midwood: comfortable and family-friendly

“It feels like a real neighborhood, with lots of greenery and gorgeous properties,” David says. “I like that it’s also a very diverse neighborhood, and it’s a great place to raise children.” Students may attend highly rated institutions in the neighborhood like The Kings Highway Academy, a public elementary school, or Yeshivah of Flatbush Joel Braverman High School, one of the top 10 Jewish schools in New York, according to Niche.

Daily outings to the park and the deli

Daily conveniences are within walking distance of most Midwood homes. Friends Field hosts pickup games of soccer, baseball and tennis, and kids congregate at Kolbert Playground. About 2 miles away, the 530-acre Marine Park has hiking trails, a canoe launch on Shell Bank Creek and a golf course. Midwood has several kosher grocers, delis, butchers and restaurants, including Pomegranate Supermarket and Munch Street Food, a casual spot offering everything from burgers to pastrami egg rolls. Di Fara Pizza on Avenue J is known throughout the city and often has lines out the door.

Buses and subway lines keep commuters connected

Aptly named Midwood is in the middle of Brooklyn, so the 12-mile commute into Manhattan takes a few extra minutes compared to neighborhoods closer to the city. There are four MTA subway stations on the western edge of the neighborhood and two in the center of Midwood, collectively providing access to the F, Q and B trains. An express bus goes from Midwood to Midtown in about 45 minutes. Midwood is also considered very pedestrian- and bike-friendly.

How Midwood compares to nearby neighborhoods

Midwood is surrounded by other residential neighborhoods, which may seem similar at first glance. To the north, Flatbush is buzzier and closer to Prospect Park, Brooklyn’s largest park. “A bit further removed, Midwood is an enclave with communities that have been here a long time,” Bethoney says. “It does have a nice, quiet residential feel. It’s a sleepy neighborhood with a lot of charm.” To the south, Marine Park offers waterfront walking trails, proximity to Kings Plaza Shopping Center and a more suburban feel. Midwood’s home prices are generally the most affordable of the three Brooklyn neighborhoods.

Midwood is a great area to live in. There are many stores that you can go shopping in and there are parks were you can take a stroll. The public schools are great and provide amazing schooling.
