Cimarron Village

Suburban Neighborhood in Broomfield, Colorado

Broomfield County 80020

$572,000 Average Value

Cimarron Village is in Broomfield County, one of Colorado’s most sought-after areas. Located along the Front Range Urban Corridor, the area is a suburban oasis of gorgeous mountain views, wide open spaces and well-planned communities. Cimarron Village is a small neighborhood in the heart of Broomfield. “This mobile home community offers the best of both worlds. It is quiet and yet conveniently close to highways, shopping and outdoor activities. It is an all-age neighborhood that includes families, singles and retirees,” says Charlie Belger, a Realtor with JPAR Modern Real Estate, who grew up in the Broomfield area. The area is halfway between Denver and Boulder.

The mobile home community is closeknit and offers many amenities. Homeowners enjoy access to a community pool, a basketball court, and a spacious clubhouse that offers residents many scheduled activities and a game room to enjoy during the cold winter months. “The best part of Cimarron Village is the fact that residents can experience all the benefits of living in Broomfield without having to pay the higher prices found in many other developments,” says Realtor Belger. The small neighborhood is laid out in a grid. There is plenty of off-street parking. There are no sidewalks but despite that, the neighborhood is walkable. While yards are quite small, every home is within a block or two of a park or school playground. Homes in Cimarron Village sell for anywhere between $50,000 for a single-wide mobile home to more than $150,000 for a double-wide home with three bedrooms and two baths.

Schools serving Cimarron Village fall under the Adams 12 Five-Star Schools district, ranked seventh of the 20 districts in the greater Denver area. The neighborhood sits next to the local elementary school. Students can easily walk to Mountain View Elementary. The school has 569 students in pre-kindergarten through fifth grade and has a B rating from Niche. Westlake Middle School has a student body of 967 and has a B-plus rating. Legacy High School has an A-minus rating. It also has a notable choral program. The school’s marching band has won either first or second place at state competitions for the past 16 years.

The neighborhood abuts Country Vista Park, a five-acre open grassy space with a large playground, a softball field and walking trails. The community is less than two miles from Broomfield Commons, which offers open spaces, walking trails, a dog park, sports fields and playgrounds. Broadlands Golf Course is an 18-hole public course that bills itself as friendly but difficult. When the weather isn’t conducive to outside activities, the nearby Paul Derda Recreation Center has an indoor playground and an aquatic park with slides, a lazy river and a lap pool, all at a comfortable 88 degrees. It also has two gymnastics courts and workout facilities. The recreation center is only a mile-and-a-half from Cimarron Village. Broomfield County also has a thriving arts program. Just a few miles away is the Broomfield Art in Public Places project. More than 70 pieces of artwork and sculptures created by diverse artists have been erected throughout the city and county of Broomfield. Explanations of the sculptures and a map of their locations can be downloaded. The art can all be viewed in one easy mile-and-a-half stroll around the area.

One of the best benefits of living in Cimarron Village is its proximity to shopping centers, grocery stores and restaurants. Walmart Supercenter is less than a half-mile from the neighborhood. Whole Foods is just as close. Home Depot, Target, and other big box stores are all within two miles.

When it comes to dining out, residents have the choice of walking or driving to dozens of venues and food choices. North Side Tavern is a one mile walk from the neighborhood. The restaurant serves traditional American fare and is a local favorite. The Old Man Bar sits on the southern boundary of the community. The restaurant serves barbeque and other western food. It has a large back patio area complete with a volleyball court, picnic tables, Adirondack chairs and a stage for local bands. It’s a great place to end your day in Cimarron Village.
