About Brunswick, GA

About Brunswick, GA

A historic port city near the iconic Golden Isles

Brunswick is one of the oldest cities along the Georgia coast, serving as an entryway to the state's Golden Isles. It was founded in 1771 and retains its historic feel with 19th-century Victorian homes, original public squares and streets named for British royalty. The longstanding port city connects with popular tourist destinations like St. Simons and Jekyll Islands and is bordered by several marshes, creeks and rivers. "I grew up on the water here," says Brunswick native and local Realtor Susan Owens of Coldwell Banker Access Realty. "Fishing, shrimping, sail-boating and cruising are all big things here. And you can buzz across the causeway and be in St. Simons in no time." The Federal Law Enforcement Training Center and a branch of the Southeast Georgia Health System are two of the city's largest employers. "We have a lot of people coming in and out because of the training center, and a lot of the instructors live here permanently," Owens says. The city is also home to a Georgia-Pacific Pulp and Paper Mill. "A lot of people think that Brunswick smells bad because of the paper mill," Owens says. "But I think it just depends on which way the wind is blowing."

Victorian homes downtown and new-builds up north

The median house price in Brunswick was $299,000 in 2024, lower than the national median. Homes here sell after 62 days on the market, slower than the American average of 44 days. The city's 19th and early 20th-century homes are concentrated downtown. These homes are classic 1800s Victorians, bungalows, cottages and four squares. Many of these houses have been remodeled, but several still need repairs. The city's newer, 21st-century housing is subdivided in northern Brunswick. "They have built hundreds of new homes," Owens says, "many of which are ranch-style." Waterfront properties are the city's most expensive, often listing near or above $1 million.

Historic squares and life on the Turtle and East Rivers

According to the Trust for Public Land, 64% of Brunswick residents live within a 10-minute walk of a park, and the city features over two dozen parks and squares. Mary Ross Waterfront Park is arguably the city's most popular park because of its location along the East River and the farmers market. Outdoor activities on the water are popular with residents in Brunswick. The Brunswick Landing Marina is a full-service boatyard and yacht club that offers a local jumping-off point to reach the Port of Brunswick. Overlook Park has a fishing pier and panoramic views of the Marshes of Glynn. St. Simons Public Beach is 8 miles east.

Brunswick Stew in historic downtown

There's some debate about the true origins of Brunswick stew, but the Georgian city claims to be the dish's birthplace. "My office participates in the city's 'Stewbilee' every year," Owens says. "We haven't won the whole thing, but we have won the 'peoples choice' award." Several local restaurants in the Brunswick Old Town Historic District sell the iconic stew – from Hootenanny's at the Yard to Twin Oaks BBQ. Downtown also features several antique shops, clothing boutiques and apothecaries. Big-box retailers and grocery stores are predominantly in Brunswick's north end, also home to the Glynn Place Mall. The Old Town Historic District is a stage for city events, including First Fridays – a staple event where the city shuts down streets and hosts musicians, a car show and local merchants. The Blessing of the Fleet Festival honors local fishermen at the start of the season with a weekend full of music and food. The Ritz Theater hosts live performances, screenings and art shows.

Most of Brunswick is in an AE Flood Zone

Every property in Brunswick is susceptible to flooding during a weather event. Much of the city is in an AE Flood Zone, a Special Flood Hazard Area. This means that properties in Brunswick are in high-risk flood areas, and buyers must purchase flood insurance in most cases. Average temperature highs in the summer are around 90 degrees, but the ocean breezes keep residents cool. Temperatures rarely go below 40 degrees in the winter.
