Sea Island is a gated resort community in Georgia's Golden Isles

Sea Island is a gated resort community with a million-dollar zip code. "It's probably one of the most exclusive addresses in the state of Georgia," says Realtor Al Brown of Al Brown Company. He moved to St. Simons Island in 1972 and worked for Sea Island for over 30 years. "The average sale price of a house is between $5.5 and $7 million." The Island is in the heart of southeast Georgia's iconic Golden Isles, surrounded by the sea and marshes. "It's very lush, with live oaks everywhere," Brown says. "It has miles of beautiful salt marshes, one of the few things here that change colors, and you can't say enough about looking at the ocean." Sea Island is home to The Cloister, a five-star hotel, and the private Ocean Forest Golf Club. Three more golf courses and a range of amenities are available to Sea Island Club members.

Sea Island cottages with million-dollar price tags

Sea Island is framed by white-sand beaches, dense salt marshes and saltwater creeks and rivers. Most homes offer direct views of the Island's striking scenery and fetch million-dollar prices. Although the houses here are called "Sea Island cottages," they're much bigger than a traditional cottage. "You'll find a variety of architecture, but the dominant style is Spanish and Mediterranean, built with tabby concrete and decorated with all kinds of arches," Brown says. "And none of the houses shout at each other. The landscaping helps them to blend in." Homes measure anywhere from 2,000 to 10,000 square feet with upwards of 10 bedrooms. Homes here list anywhere from $3.5 to $20 million, depending on size and proximity to the water. There are also mansions designed by renowned architects, one of which was recently listed for $40 million. Townhomes and condominiums are available near The Cloister and often list between $1.2 and $2.8 million.

The Sea Island Club offers various amenities

Residents enjoy Sea Island's natural features, from laying on hard-packed beaches to boating estuaries and weaving through marshes. Fishing, water sports and non-motorized boating are some popular activities. Sea Island Club also offers a robust list of amenities to its members, including three pools, private beach access and three scenic golf courses. Membership also grants access to a spa and fitness center, the Sea Island Golf Performance Center and the Sea Island Yacht Club. Full memberships require the purchase of real estate on the Island. The club also offers invitation and junior memberships, which do not require the purchase of real estate. The Ocean Forest Golf Club operates an oceanfront course on the Island's north end.

Dining on the island or heading over to St. Simons

The Sea Island Beach Club operates Southern Tide, a popular restaurant on the Island. The restaurant serves entrees like seafood gumbo and Carolina rainbow trout and handhelds like club sandwiches and shrimp tacos. "There are four restaurants on the Island, one at the beach club and three in the hotel, but St. Simons Island has really stepped it up over the years," Brown says. "For such a small place, you've got a lot of dining options." Popular restaurants on St. Simons Island include Barbara Jean's and Iguanas. Harris Teeter, one of the nearest big-box grocery stores, is about 4 miles outside Sea Island.

Glynn County Schools earn high marks on Niche

Glynn County Schools receives an overall A-minus on Niche and serves over 12,500 students. Oglethorpe Pointe Elementary School gets an A on Niche and is ranked the best public elementary school in Glynn County. OPES offers access to its Marsh Lab, an interactive education center where students can learn about the region's natural salt marshes, estuaries and wetlands. Niche ranks Glynn Middle School as the best public middle school in the county, giving it an A-minus. Glynn Academy, serving ninth through twelfth-grade students, has an A on Niche. Founded in 1788, the high school is the second oldest in Georgia.

Carting across the island

Residents commonly use golf carts to shuttle across Sea Island, and the community has sidewalks busy with casual strollers and cyclists. Sea Island Drive, the community's main thoroughfare, is the only route off the Island. It connects with St. Simons Island, about 5 miles away, and St. Simons Island Airport, about 6 miles away. The nearest hospital is the Brunswick Hospital of the Southeast Georgia Health System, about 12 miles away.

Risks of flooding on Sea Island

Due to its location on a barrier island and near the ocean, properties on Sea Island are at risk of flooding during a severe weather event. According to First Street, the community has a severe risk of flooding across the next 30 years. The area is susceptible to extreme winds during hurricanes. Professionals recommend flood insurance.

Sea Island's CAP Index crime score is 1 out of 10, lower than the national average of 4.
