On the opposite side of Texas Highway 6 from the urban centers of Bryan and College Station, Tiffany Park feels removed from the hustle that the twin cities provide. But that’s the way many residents like it, with the quiet suburban community attracting families with nearby amenities like its namesake park. “The beauty of Tiffany Park is that it’s on the other side of Highway 6,” says Lisa Cadena Craig, a Broker Associate at Keller Williams Brazos Valley who graduated from Texas A&M in 1993 and still lives in the area. “So it’s not really a draw for the student population of the university. You’re looking at more areas for families. But the growth you’re seeing in Bryan-College Station is moving in that direction.”

The neighborhood’s namesake, Tiffany Park
With amenities like a splash pad, a covered basketball court and lighted soccer fields, the namesake of the neighborhood is also its centerpiece. Residents regularly head to Tiffany Park for time outdoors, whether it’s kids running around the playground or their parents going for a walk on the park’s paths that connect to the Park Hudson Trail. With 2.25 miles of paved paths, runners and bikers utilize the Park Hudson Trail for workouts, as well as shortcuts from one side of the neighborhood to the other. Meanwhile, members can golf at the exclusive Miramont Country Club, a private club requiring an invitation to join. The clubhouse was ranked as one of the top 10 in the country by Club + Resort Business magazine in 2022.

New traditional homes in Tiffany Park
In subdivisions located off Copperfield Drive, Tiffany Park’s homes sit on well-landscaped lawns, still bright green despite the Texas heat. Sidewalks flank the streets, and families can walk through the neighborhood to the park. The area north of the park was developed first, with homes built in the 1990s, while the portion to the south was mainly constructed in the mid-2000s to early 2010s. The older new traditional homes sell from around $300,000 to the mid-$400,000s, while the newer homes are generally larger and can go between $400,000 and $600,000.

Bryan Independent School District education
Kids in Tiffany Park attend Bryan ISD schools, starting with Bowen Elementary for kindergarten through fourth grade. The school received a B grade from Niche. Students then move onto B-graded Sam Rayburn Intermediate School for fifth and sixth grade, followed by Stephen F. Austin Middle School, which received a B-minus. B-rated Bryan High School offers the International Baccalaureate program for its students, while middle schoolers can apply to A-rated Bryan Collegiate High School to pursue a high school diploma and associate degree simultaneously. The Bryan campus of Blinn College also offers associate degrees, while Texas A&M four miles away in College Station is the second-largest university campus in America with over 70,000 students.

Bryan Towne Center and other shopping destinations
Tiffany Park residents have shopping nearby, with Bryan Towne Center less than two miles away. The growing retail destination is anchored by Target, with other shops such as Rack Room Shoes and Pet Supplies Plus. “That Target is really nice,” Cadena Craig says. “It’s a very pretty shopping center and they’re continuously moving in new people there.” The Colony Park shopping center is also easily accessible, with a Kroger and a movie theater, as well as several chain restaurants. But for a date night, many locals head into historic downtown Bryan. The walkable area has plenty of shops and eateries, like the family-owned Catalena Hatters or Longhorn Tavern Steakhouse, a favorite for its chicken-fried steak.

Tiffany Park residents flock to downtown Bryan for exciting First Fridays event.
First Fridays and fall Saturdays
Local organizations often utilize Tiffany Park's vast green space and pavilions for events. But the city’s bigger happenings often occur in downtown Bryan. One such event is the monthly First Friday festival, well attended by Aggieland locals. The street fair has live music and food vendors, with fun for the whole family. Meanwhile, football fans flock to Texas A&M’s campus on fall Saturdays to cheer on the Aggies at Kyle Field, the fourth-largest stadium in the United States. “Inside Highway 6, it gets a little wild,” Cadena Craig says. “Outside Highway 6, where Tiffany Park is, it’s still pretty calm on gamedays. But it’s only a couple miles’ drive to the university from there.”

Despite its Bryan address, Tiffany Park is closer to College Station than downtown Bryan. Nearby University Drive takes residents straight to Texas A&M’s campus, just 4 miles away, while the historic Bryan downtown is 5 miles via Boonville Road and William J. Bryan Parkway. The major throughway across the Bryan-College Station area, Texas Highway 6, is 2 miles away. While Easterwood Airport offers commercial hopper flights to Dallas-Fort Worth International Airport, George Bush Intercontinental Airport 90 miles southeast in Houston is the nearest major airport.
