Roughly 30 miles west of Phoenix, the master-planned community of Verrado spans over 8,000 acres at the base of the White Tank Mountains. Since welcoming its first residents in 2004, Verrado’s housing and commercial areas have grown. Locals are drawn to the standout architecture and landscaping. “The grass and lush, green trees set it apart,” says area resident Faith Vance, a Realtor with 3rd Base Home Realty Group. “People don’t feel like they’re in Arizona. It feels like you’re in Main Street America and not like you’re in the desert.”
Area resident Marign McCarthy, a Realtor with My Home Group, notes that residents appreciate the sense of community here. “It’s incredibly charming, and that word gets used way too much in real estate, but it truly is an outlier when it comes to metropolitan Phoenix,” she says. “It’s kind of the intangible of Verrado that makes it so hard to describe. Everything is newer; however, when you go there, there’s almost a feeling of nostalgia to it. All the streets are tree-lined, there’s tons of parks, there’s community events, there’s a cute main street downtown, there’s people driving around on golf carts, there’s people on their front porches.”

New builds with Mediterranean and Spanish Colonial influence
In an area rich with master-planned communities, McCarthy notes that Verrado’s diversity of home styles makes it unique. “It looks aesthetically different than a lot of other master-planned communities in metropolitan Phoenix, where lots of times you’ll see four to six different styles of houses that look the same. That’s not the case in Verrado,” McCarthy says, noting that designs don’t “scream desert or Arizona." Housing styles here feature Mediterranean and Spanish Colonial influence. Smaller ranch-style and two-story homes start around $350,000, while those with more square footage start closer to $450,000 and can range to $1 million. Luxury properties with acre-sized lots closer to the base of the mountains can go for over $2 million. The tree-lined streets in front of homes here are lined with sidewalks, and homes sit on well-landscaped properties.

Locally owned eateries and grocery shopping in the Main Street District
A small number of locally owned restaurants can be found along the short stretch of Main Street known as the Main Street District. “That’s where everything happens,” McCarthy says. “All those patios are always full.” Residents can stop into Anthem Coffee & Tea for a baked good or breakfast sandwich paired with a specialty latte, smoothie or lemonade. Tempo Urban Bistro is a contemporary eatery with a full brunch, lunch and dinner menu as well as craft beers and cocktails, while Ciao Grazie serves pizza and pasta alongside an extensive wine list. Additional fast food and chain dining options can be found further south along Verrado Way. Locals can get their grocery essentials at Basha’s, also in the Main Street District. "It’s funny but a lot of life happens as that Basha’s grocery store,” McCarthy says. “People will go there multiples times a day and use that to see each other.”

College-prep at Verrado High School
While a small part of Verrado’s western side is zoned for Saddle Mountain Unified School District, most public school students will attend Litchfield Elementary District schools like Verrado Elementary and Verrado Middle, each receiving an A-minus from Niche, before moving onto the B-rated Verrado High in Agua Fria High School Union District. Verrado High has a project-based curriculum based around real-world, hands-on projects that students help design in order to promote creativity, encourage problem solving and teach group collaboration while also laying the groundwork for healthy peer debate.
