Island Green: an HOA community on a former golf course

Island Green is a gated community with housing that accommodates a variety of lifestyles. Next to Waccamaw Wildlife Refuge, the neighborhood offers apartments, condos and single-family homes. Originally centered around an 18-hole golf course, the neighborhood has seen distinct changes with the course’s closure and new homes built on the former fairways. HOA fees allow residents to enjoy community amenities, including a clubhouse, pools and 24-hour security. Plus, the community is located near Garden City Beach, Murrells Inlet and Surfside Beach, meaning residents are a short drive from shopping, dining and entertainment in those coastal enclaves.

Variety of condos and homes, with new houses being added

Potential homebuyers can find condos and single-family homes in Island Green. Common housing styles include small single-story cottages built between 1980 and the 2020s and recently built two-story Colonial Revivals. Additionally, apartments accommodate the residents who rent — nearly a quarter of the neighborhood. The area can flood due to the neighborhood’s small ponds, flat terrain and proximity to the Waccamaw River; however, Realtor Heather Brooks with eXp Realty-Myrtle Beach, who has sold numerous homes in South Carolina’s Grand Strand region, notes that flood insurance isn’t required. “It’s east of the 17 Bypass, which is above sea level,” she says. “Anything west of that requires flood insurance.” Potential homebuyers can find condos for about $75,000 to $180,000, while single-family homes can run in the $230,000 to $390,000 range.

Community amenities and popular beaches close

Within Island Green are community clubhouses and pools that residents can enjoy thanks to their HOA payments. It’s less than 10 miles to Garden City Beach, Murrells Inlet and Surfside Beach. These three coastal areas are popular for sunbathing or waterside walks when the weather is warm. The Pier at Garden City extends over the ocean, hosting anglers casting their lines into the water alongside vacationers who eat ice cream from nearby shops. “The whole area is very family-oriented,” Brooks says. “There’s a popular arcade on the beach, and people play live music on the pier a lot during the summer.”

Students zoned for top Myrtle Beach-area schools

Students can attend St. James Elementary School, graded an A by Niche and is ranked the third-best public elementary school in the Myrtle Beach area. Kida can go to St. James Intermediate for fifth and sixth grade before advancing to St. James Middle for seventh and eighth grade; both receive A scores from Niche. Rated the second-best public high school in the area by Niche, A-minus-rated St. James High offers nearly 20 Advanced Placement classes.

Retail essentials along the highway and dining on the water

Along South Carolina Highway 707, there’s a Food Lion grocery store, along with a few drive-throughs and gas stations, about 3 miles from Island Green. About 5 miles farther, residents will find Target, Lowe’s Home Improvement, Walmart Supercenter and other nationally known retailers. It’s less than 10 miles to shoreside restaurants in Garden City Beach, Murrells Inlet or Surfside Beach. “Right around there, there are a bunch of really good local restaurants,” Brooks says. She recommends Gulfstream Cafe, where patrons can dine on seafood with views of boats floating through the marshy harbor, and Causeway Grill, a laid-back, late-night spot serving pub grub.

Getting around Island Green and the Grand Strand

Island Green is car-dependent. The neighborhood is near South Carolina Highway 707, which provides access to Myrtle Beach, Murrells Inlet and Surfside Beach. Because the neighborhood has a gated entrance, residential streets don’t see much through traffic, making it easier to walk or bike through the neighborhood. Plus, the neighborhood registers 2 out of 10 on the CAP Index Crime Score, compared to the national average of 4. The Myrtle Beach International Airport is about 11 miles away.
