“You’re not really going to find new development in Newtonville,” says Drogo. “It’s full of older, more traditional styles that really reflect the atmosphere.” Homes in the area often come in ranch style, Cape Cod and Colonial Revival. True to the area's rural nature, homes are situated on sizable lots and often come with at least modest acreage. “It’s really unique in that each home feels like it’s a part of the Pine Barrens,” says Drogo. Cape Cod cottages and ranch-style homes range from $185,000 to $300,000. Colonial Revivals range from $350,000 to $600,000. While Newtonville isn't directly on the coast or the banks of the Mullica River, it remains close enough that flooding is a risk, particularly during hurricane season.

Melini Park offers access to bike path
Melini Park offers active types a chance to get outdoors, with several fields and access to the nearly 2-mile Buena Bike Path. Blackwater Pond Park is west of Brewster Road and serves as a preserved natural ecosystem. The park also features several trails that allow scenic walks along Blackwater Pond. Michael Debbi Park is another option for outdoor fun in nearby Richland. The annual Buena Day celebration includes a parade, fireworks and local vendors.
Dog walkers can get their steps in on the trail at Blackwater Pond Park.
