Quiet lifestyle set amid farmland and forests

Richland, part of Buena Vista Township, is a rural community secluded by the South Jersey Pinelands. The town was established in 1867 and has long been known as a popular agricultural location, with the natural soil here recognized as some of the most nutrient-rich in the state. In 2004, as part of a deal with Bacardi, the township’s committee temporarily renamed Richland to Mojito in exchange for $5,000 to put toward recreation projects. The community was chosen because Dalponte Farms, located in the east end of the neighborhood, is a major East Coast supplier of mint, an essential ingredient of the mojito. Despite its brief commercial marketing moment, residents in Richland live mostly private lives with farmland and forest making up much of the area. “People come here to get away from everybody. It’s a quiet little town,” says Mark Pastore, a Realtor with the Graham/Hearst Real Estate Company, who has over 15 years of experience selling homes in the area.

Hockey, basketball and tennis at Michael Debbi Park

Michael Debbi Park in the south end of Richland offers a place to play roller hockey, basketball and tennis. “The kids on Friday nights and Saturday mornings have their football games there,” says Pastore. The centerpiece of Sawmill Park is a 235-year-old oak tree that died in 2015. Rather than having it removed, Richland commissioned a local artist to carve the town’s history into its trunk and branches. Less than a mile north, golfers can play at Buena Vista Country Club’s 18-hole course. Residents can ride in vintage passenger train cars from Richland Village Station, which offers short trips to nearby Tuckahoe. Atlantic City’s beaches and attractions are also just over 20 miles east.

Ranch-style homes from the $200,000s

Houses in Richland are concealed by the Pinelands. Mid-to-late 20th-century ranch-style homes and Cape Cods include up to 7 acres of land. Most houses feature driveways and garages, with large, grassy lawns and cul-de-sacs giving the rural neighborhood some suburban traits. Properties tend to stay on the market for about two months and typically sell for $200,000 to $400,000.

"A” rated private prep school

Students may start at John C. Milanesi Elementary, which earns a B from Niche, before going to Buena Regional Middle, which gets a C. Buena Regional High receives a B-minus and has a student-teacher ratio of 10-to-1. St. Augustine Preparatory School, a private all-male Catholic high school in the north end of Richland, earns an A.

Commuting to Philadelphia and Wilmington

Because of its rural streetscape, the area is car-dependent. U.S. Route 40 borders Richland and gets residents to Atlantic City and its international airport. Commuters can drive 35 miles north to Philadelphia and 40 miles west to Wilmington.

Events through the year at Richland Village Station

The annual Summer Chicken BBQ is held in nearby Vineland in August. Residents can eat chicken, steamed clams and sausage off the grill and enjoy live entertainment. At Richland Village Station, locals can watch fireworks from the train on the Fourth of July and kids can visit with Santa Claus during the winter event.

Shopping and dining along Route 40

Along Route 40, the Richland General Store has been stocked with home improvement, agricultural and wine-making products since it opened its doors over a century ago. “It reminds you of the old-fashioned stores from the 30s and 40s,” says Pastore. Pickwickian Tavern & Smokery is just down the road and serves pints and pub eats. Locals can also pick up fresh produce and flowers from Levari Farm Market. The closest supermarkets are ShopRite and ACME Market located 6 miles west in Vineland.
