Buenaventura Lakes, known to locals as “BVL,” is an appealing residential community with a strong ethnic identity, offers an attractive combination of convenience and home values in an established suburban setting south of Orlando. “It’s a Hispanic community, about 80 percent of the residents,” says Pablo Guiterrez Ramirez, a Realtor with Link Pro Real Estate LLC who has sold homes in Central Florida since 2017. “It’s a good place, a nice community with a lot of restaurants and all kinds of shopping.” Located in Kissimmee, Buenaventura Lakes is bordered by the Florida Turnpike, which provides easy access to several of the Orlando area’s signature destinations. “It’s extremely centrally located,” says Cesar Sanchez, a Realtor with La Rosa Realty Lake Nona who has sold more than 50 homes in the Orlando area since 2019. “It’s within driving distance to everything.”

Retail stores and Latin restaurants are plentiful
Retail and dining options are spread throughout the community. Residents can shop at Publix, Walmart Neighborhood Market, Aldi and Latin grocers such as the El Aguila Supermarket, which is part of the Town and Country shopping mall. Several eateries reflect the area's culture, including Pioco’s Chicken, Cayo Azul and Taino’s Bakery & Deli, which serves up highly rated Puerto Rican comfort food. A Walmart Supercenter is located just outside the community at the Gateway Station Shopping Center, and a variety of additional dining destinations are concentrated in downtown Kissimmee about 5 miles away.

Cultural influence is evident at 65th Infantry Veterans Park
One of the best outdoor options here is 65th Infantry Veterans Park, a sprawling recreation area anchored by a memorial to the Borinqueneers, a famous all-volunteer Puerto Rican regiment. The park features, among other things, the El Yunque Splash Pad and an 18-hole disc golf course. Organized youth leagues compete in baseball, soccer and football at Archie Gordon Memorial Park. Mark Durbin Community Park at Lakeside features basketball courts, tennis courts, a skate park, a synthetic floor hockey rink and a waterfront track. Nearby, Lake Tohopekaliga and East Lake Tohopekaliga provide residents with the opportunity to boat and fish throughout the year. Lake Toho, as it is called, is nationally known for its bass fishing.

Ranch-style and contemporary homes offer relative affordability
The community consists primarily of ranch-style homes with newer custom options mixed in. All are situated in a traditional neighborhood setting with private driveways, garages and ample yard space. In addition, BVL is dotted with small ponds, providing several options on or near the water. “It’s mostly single-family homes, with a couple pockets of townhouses or apartments,” Sanchez says. Prices typically range from the low $300,000s to the high $400,000s. The largest contemporary homes can list for as much as $650,000. “In Kissimmee and Orlando, it’s a hot, hot area,” Ramirez says. “Anything you put on the market is going to sell fast because of the location. It’s close to Hunter's Creek, and a home that sells there for $500,000 will sell here for $350,000, $360,000.” Condos and townhouses start in the $200,000 range.

Home to three elementaries and a middle school
Students don’t have to leave Buenaventura Lakes to attend school. Ventura and Boggy Creek elementaries are C-plus-rated schools by Niche, while Cypress Creek Elementary and Parkway Middle are C-rated schools. Older students can attend nearby Tohopekaliga High, a B-plus-rated school that offers Career Technical and Education programs in digital photography and fine arts.

Public transportation, regional travel are easily accessible
Residents seeking public transportation can catch the bus at several stops concentrated along two main streets — Buenaventura Boulevard and Florida Parkway. They can catch the SunRail commuter train at the Tupperware Station in neighboring Falcon Trace as well as in downtown Kissimmee. The Florida Turnpike connects nearby to other regional roadways of note, including State Highway 417 and U.S. Highway 441, also known as the Orange Blossom Trail. For residents living adjacent to the turnpike, traffic noise can be an issue, but the collection of homes on the neighborhood's western edge is separated from the highway by a wall of evergreen trees.
