"It's building up a little, but the older homes give it a charm. New construction in Buffalo is pretty rare," says Maureen Flavin, a Realtor with Howard Hanna who's been selling Buffalo properties for 30 years. "Properties usually sell close to the asking price, and smaller units start around $120,000. There's not a huge range – it's more affordable than other areas around it."

From grocery essentials to an evening out with friends

University District has a mixture of chain and local businesses dotting Bailey Avenue and Main Street. There are plenty of big-name stops, from Aldi to Rite Aid and Dollar General. Residents walk along the sidewalks from the quieter residential streets to the main roads, popping into the colorful Queen City Bookstore or the vintage parlor of Parkside Candies. There's certainly no shortage of diverse restaurants, from the steaming broth bowls at SATO Ramen to the sugar-dusted blueberry pancakes ordered in the Art Deco building of Lake Effect Diner.

Games at KeyBank and First Friday art

Being bordered by downtown Buffalo means residents have immediate access to city events, from Taste of Buffalo, the largest weekend food festival in the country, to interactive art activities during First Fridays at the Buffalo AKG Art Museum. "The KeyBank Center is a big one. You can get to the hockey games and concerts within 15 minutes," Flavin says.

Education with Buffalo Public Schools

Public institutions are served by the district of Buffalo Public Schools, and when children are ready to begin school, they will most likely start at Highgate Heights, which serves kindergarten through eighth grade. It's graded with an overall C-minus on Niche but a B-plus for diversity, as the school focuses on highlighting and celebrating its diverse student population through events and learning. A variety of outdoor recreation at McCarthy and Delaware Park

McCarthy Park is the go-to green space for the community, especially when it comes to sports. It has several athletic areas, from soccer and baseball fields to tennis and basketball courts. A paved trail winds around the entirety of the park, and residents use it for jogging, often with their dogs at their side. Just minutes away is Delaware Park, spanning 350 acres and offering paddleboats at Hoyt Lake, expansive rose and Japanese gardens and scenic trails.

How residents get to and from Buffalo

University District is bordered by Route 5 and Route 62, which feed directly into downtown Buffalo within less than a 15-minute drive. There are several bus stops along Bailey Avenue and Winspear Avenue, run by the Niagara Frontier Transportation Authority. On the neighborhood's west side is LaSalle Station, where residents can hop onto the Buffalo Metro Rail.
