Arizona Village is a quiet, private neighborhood on the banks of the Colorado River. The residential area is right across the river from Needles, a small California town where many locals dine and shop. “The Marina Coves subdivision inside Arizona Village is a gated community, and each home has a view of the water,” says Sharon Scott of Country Ranch Realty, who has sold over 100 properties in the area. “Some have private boat slips with direct access to the river, and they can go to Needles or the beach without getting in their car.” Houses are a mixture of 21st century builds in subdivisions, older ranches and manufactured homes. Temperatures often exceed 100 degrees in the summer and can reach 115 degrees in July and August.

Marina Coves subdivision has waterfront views
Homes in Marina Coves are mostly Craftsman builds from the early 2000s with views of the water. These houses have private driveways, multicar garages and gravel or rock gardens instead of lawns. Tall palm trees are prominent, and homes sit next to each other on small lots. Prices in Marina Coves range from $330,000 to $500,000. “These properties go quickly,” says Scott. “Usually, they’re not on the market for over a week.” Further away from the river are ranch-style or mobile homes costing between $75,000 and $170,000. Plenty of space separates neighbors from one another, and homes have private parking.

Learning at Fort Mohave Elementary School
Kids in Arizona Village attend the Mohave Valley Elementary School District, beginning at Fort Mohave Elementary for kindergarten through eighth grade. Fort Mohave is rated B-minus by Niche. Students then move to River Valley High School, part of the Colorado River Union High School District. The school was established in 1992 and has a C rating. River Valley juniors and seniors enrolled in the Career and Technical Education Program can be released from school one period per day to gain employment experience.

Locals exercise at the Fort Mojave Wellness Center, which has basketball courts, a pool and a track inside its facility. The center also has fitness equipment and group wellness classes. Residents head to the Colorado River for boating, fishing and kayaking. On the California side of the river is Dead Man’s Float, a 1.5-mile-long sand beach with lifeguards on duty and fire pits. Jack Smith Memorial Park is also on the California side of the river and has a beach, boat launch and playground structures. Locals can also head up Highway 95 for 6 miles to the Spirit Mountain Casino for slots and video poker.

At Sabor Y Cerveza Mexican Restaurant, people drink 32-oz. margaritas and eat chimichangas at the bar while watching TV. They also eat dinner from booths underneath brightly colored framed paintings. Takeout is available from Pancho Villa’s Taco Shop, which serves things like smothered burritos and shrimp tacos. Across the river in Needles, River City Pizza Company has high school jerseys framed on the walls and neon beer signs. Customers can grab a slice of pizza or enjoy a sub or salad. A couple of Dollar General stores are close to Arizona Village for shopping, and Walmart and Safeway are about 11 miles away.
