An active community near the Colorado River
Mohave Valley is an active neighborhood 17 miles south of Bullhead City off Highway 95. “We’re an outdoor community where people take horses out on trails, head to shooting ranges and make the most of having the river nearby,” says Nichole Klier of BH Keller Williams Arizona Living Realty, who has nearly a decade of experience in the area. “Even just being outside and watching the sunset and the sunrise, it’s something to really bask in.” Residents should take precautions when outdoors, as temperatures regularly top out at over 110 degrees in the summer. Like much of Mohave County, Mohave Valley is unincorporated, meaning there are no local police or fire departments.
Mohave Valley is a mix of residential and farmland, giving the area a rural feel.

Ranch-style single-family homes
Houses in Mohave Valley are mostly ranch-style builds costing between $240,000 and $500,000 depending on size and year built. There are a few manufactured homes in the neighborhood in the $125,000 to $200,000 price range. Single-family homes have a Spanish influence with tile roofs and stucco facades. Houses are clustered close together on quiet roads and have private driveways and garages. While the homes don’t feature grass lawns, some have rock gardens or palm trees. “One thing people enjoy about living here is that there’s no HOA,” says Klier. “The surrounding farmland and scenery also make it feel very rural.”
Many of the newer builds in Mohave Valley are Spanish style homes.

Mohave Valley Community Park and Raceway
Locals can visit Mohave Valley Community Park for a round of disc golf or a tennis match. The park also houses baseball and soccer fields as well as a playground and walking path. The Mohave Valley Raceway hosts events throughout the year, including stock car races and monster truck rallies. Spirit Mountain Casino is known for its video poker and slot machines. The Colorado River is just a mile from Mohave Valley and offers kayaking, fishing and swimming. About 2 miles north on Highway 95 is the 18-hole El Rio Golf Club, which also has a full pro shop and offers private lessons.

Safeway and Walmart in Fort Mohave
For a bite to eat, River Tavern Pizza is a local favorite. The pizza joint has a dozen specialty pies and beers on tap and is decorated with vinyl records on the walls and ceiling. Los Amigos is a casual Mexican spot with a variety of Jarritos bottled sodas waiting in the fridge. Mesquite Grill is located in Spirit Mountain Casino and features large TVs behind the full bar. The menu consists of burgers, sandwiches and other handhelds. For groceries and necessities, locals go to Family Dollar, while Safeway and Walmart are 5 miles up the road in Fort Mohave.

River Valley High right in the neighborhood
Kids in the area attend the Mohave Valley Elementary School District. Fort Mohave Elementary is a K-8 school holding a B-minus grade on Niche. The service notes Fort Mohave’s strong student diversity. River Valley High is a part of the Colorado River Union High School District and has a C rating. River Valley juniors and seniors enrolled in the Career and Technical Education Program can be released from school one period per day to gain real employment experience. “The high school being in the neighborhood is huge because only three schools cover a huge area,” says Klier. “Some students in the district could be over a 45-minute drive to the closest high school.”
Easy Route 95 access
Mohave Valley is bordered to the west by Highway 95, which provides access to Bullhead City, 17 miles away. Highway 95 also allows locals to drive 120 miles north to Las Vegas, which is home to the nearest major airport.
