A rural suburb of Wichita Falls

Mimosa Heights is a suburb of storied Burkburnett, also known as "Boomtown." The town got the moniker after two farmers struck a deep oil well in 1918, leading to an economic explosion across North Texas. Two decades later, an academy-award nominated movie by the same name captured the story on the big screen starring Clark Gable. Though there are still pump jacks on the side of the road in Burkburnett, also called "Burk" by locals, the refineries that opened in Wichita Falls to process the oil largely dissipated by the '60s. The local economy faced challenges ever since, but it's bolstered by agriculture, manufacturing companies, local hospitals and the nearby Sheppard Air Force Base – a NATO training facility. Driving through town, it's easy to notice the wide-open feeling and few commercial offerings. There is only one grocery store, full of friendly faces. "People grow up together," says Realtor Miguel Vasquez, who works for EXP Realty, LLC, and has sold homes in the area for two years. "The community feeling is throughout town." Families have lived here for generations.

Just 3 miles from Oklahoma

“You can throw a rock from Burk and hit Oklahoma,” says 30-year Realtor Debbie Dobbins of Love to the Moon, LLC, who runs a YouTube channel devoted to Wichita Falls. The distance to the state line is only 3 miles from Burkburnett. Mimosa Heights is less than a mile south of Texas 240 and just over a mile east of South Oklahoma Cutoff. Both routes intersect with Interstate 44, which travels southward toward greater Wichita Falls. SHARP Lines Rural Public Transportation provides bus services through rural Wichita, including Burkburnett, taking locals to regional medical appointments and social service agencies. URPG Burkburnett Clinic is just over 2 miles east on South Red River Expressway for fast medical care. For a larger hospital, Kell West Regional Hospital is less than 20 miles south in downtown Wichita Falls, following Interstate 44. Locals can follow TX-240 12 miles south to Wichita Falls Regional Airport when flights are needed. The airport is on the Sheppard Air Force base but is used by civilians and military professionals. United Airlines flights travel from the airport to Dallas Fort Worth International daily.

Vintage ranch-styles to newer homes on Preston Road

Neighborhood streets are built on flat prairie, and yards are modest, with short setbacks from the road. Some are capped by sidewalks and mature trees provide pockets of shade during warm months. Brick ranch-style homes built from the 1950s to '70s flood the market in Burkburnett. "There are some newer homes on Preston Road from the early 2000s," says Tim Lockhart of Keller Williams Lonestar DFW, a sixth-generation Texan who served at Sheppard Air Force Base before becoming a Realtor. Prices depend on square footage, condition and build year and mostly range from around $150,000 to $290,000. Dobbins says some residents converted their garages into rooms while others have turned them into tornado shelters. "The closer you are to Oklahoma, the more severe the weather is." Burkburnett is no stranger to severe weather alerts, tornado warnings, or golf-ball-sized hailstorms – more reason to have a garage or carport. Droughts are cyclical here and prairie fires are periodic. Burkburnett hosted the 9th annual wildfire academy in 2024, with 90 fire departments in attendance.

Friendship Park is a recreational hub for the community

Friendship Park, a mile east of Mimosa Heights, is a community hub with multiple recreational opportunities housed within it. There are open green spaces with winding trails and built-in dog friendliness, including doggie drinking fountains, and a playground. Its Amphitheater is the site of the annual Friendship Festival, where there’s always live music, food trucks, bouncy castles and pony rides for the kids. It’s also where the community gathers for movie nights during the summer. Permian Park, at the center of Friendship Park, has a stocked fishing pond that draws in anglers. The Boomtown Bay Family Aquatic Center is also housed at the park with colorful slides and pools with depths for all ages.

United Supermarkets is the only grocery store in town

Shopping is clustered to the east, just outside Mimosa Heights between South Avenue Drive and South Oklahoma Cutoff. United Supermarkets is the area’s only grocery store, selling a typical range of produce and pantry staples. There’s a Dollar General for everyday conveniences. Boomtown Snoball makes spruced-up snow cones, including a strawberry cheesecake variety with whipped cream. La Familia Mexican Restaurant serves breakfast burritos in addition to modestly price lunch and dinner specials. Locals enjoy a selection of chains, including Taco Bell and Whataburger. There’s a Walmart Supercenter 10 miles south for a wider selection of shopping. Kell West and Kemp Boulevards are almost 20 miles south with more chains, from PetSmart to TJ Maxx to Home Depot.

How Burkburnett Independent School District supports military children

Students may attend John G. Tower Elementary, Burkburnett Middle School and Burkburnett High School within the Burkburnett Independent School District. The elementary and high schools score B pluses from Niche, and the middle school earns a B rating. Because Burkburnett is close to Sheppard Air Force Base, there is a regular influx of children from military homes who may have already moved several times in their lifetime. To make the transition smoother, the district has a liaison officer who helps integrate children not only into the school but also the community. The district also has Student 2 Student Clubs that organize summer socials for incoming students. Meanwhile, Burkburnett High School fosters future leaders through its Air Force Junior Reserve Officer Training Corps program. Midwestern State University offers a college track in Wichita Falls around 18 miles south along I-44. The university has a 92% acceptance rate and costs around $10,000 a year after aid.
