Founded in 1905, Burley is a small community of 12,000 in Cassia and Minidoka counties. Growing area with lower prices than Twin Falls
Most properties in Burley are located south of Highway 30. Architectural styles in Burley vary from 21st-century contemporary homes to early 20th-century cottages and Tudor homes. “Housing is super affordable over there. The average new build is around $350,000 compared to the rest of the country and Twin Falls,” Dr. Jones says. Burley’s median price is $325,000, a $40,000 difference from Twin Falls. The newest properties are situated along the city’s limits. The city’s oldest homes are circled downtown, in lots less than a quarter-acre.

Plenty of water activities at the Snake River
One of the city’s biggest recreation activities is the Snake River, which separates Burley and Heyburn. “They have the Snake River running through town. You can go boating, fishing, and plenty of other things,” Dr. Jones says. Storybook Park has a large wooden playground that a group of mothers fundraised. Freedom Park has a pond and baseball fields. Golfers may tee off for 18 holes at the River’s Edge Golf Club at Burley. City of Rocks Natural Reserve is an eye-catching site full of natural beauty and adventure from its immense rocks. Located 36 miles south, outdoor enthusiasts can enjoy hiking, rock climbing, mountain biking and stargazing. Winter activities can be done at the City of Rocks Natural Reserve. However, most people will likely head to Magic Mountain Resort or Pomerelle Mountain Resort. These ski resorts all have multiple trails across all levels, as well as tubing hills.

Home to the Idaho Regatta
Burley’s shopping district is located on Main Street. Two-story downtown buildings have old-school diners, service shops and coffee shops. Mom-and-pop restaurants serve Mexican and American cuisines, and most national stores and chains, such as Walmart Supercenter, are north of the Snake River. Burley also draws people statewide and nationally for major events like the Idaho Regatta, an annual boat race held during the last full weekend in June, and the Magic Valley Folk Festival, which has six days of performances.
Two major highways to Twin Falls
Burley has two main routes in the city. Highway 30 and Interstate 84 both go east and west, reaching Twin Falls in 40 miles. Public Transportation doesn’t exist in Burley. The Magic Valley Regional Airport in Twin Falls provides two daily Delta Flights to Salt Lake City. However, some Burley residents may take the 186-mile drive to the Salt Lake City Airport. Burley has four seasons. “We’re still considered in the high desert, so we don’t get much snow. If we do, it’s gone by the next day,” Dr. Jones says. “It can be up to 10 degrees in the winter and 105 in the summer.”
Students split between two county districts
Students are split between Cassia County Joint School District and Minidoka County Joint School District. The Cassia County Joint School District is rated B-minus and is the larger of the two; kids living south of the Snake River will likely be assigned to this district. The Minidoka County Joint School District is mostly for students living north of the river; the C-rated district has nine schools and a preschool center.

12% crime drop in Cassia County
Cassia County Sheriff's Department serves the Burley area. According to the Idaho State Police 2023 Crime Report, Cassia County had a 12% drop in crime compared to 2022. The most common offenses were larceny and assault. Crime is trending downward in the county; overall, the crime rate is 50% below the state.
