Why location, price and resale value matter
In a neighborhood like Columbus Park, on the eastern edge of Burlington, visitors might think they’ve stepped back to the 1950s. Pretty ramblers and Cape Cods line the curved streets and well-maintained yards of this subdivision bordered by Assiscunk Creek to the south and U.S. Highway 130 to the west. “It gives off a small-town neighborhood vibe,” says 25-year veteran Realtor Ronald Palentchar with Re/Max World Class Realty. Palentchar grew up in nearby Burlington Township and knows the area well. “It’s only two miles from Downtown Burlington and the Riverfront Promenade. It’s also central to all major highways leading to New York City and Philadelphia. We have people going both directions these days.” Columbus Park is also appealing for its home prices. Many that go on the market sell for under $300,000. “These homes are smaller yet affordable,” says Frank Gallagher, broker/owner of Hometown Realty Associates in Cinnaminson. Gallagher, who grew up in Philadelphia, has sold real estate in South Jersey since 2014. “You can’t beat the location, and the resale value in Columbus Park is top dollar.”

Ramblers, Cape Cods and colonial-style homes
Most homes in Columbus Park are two- and three-bedroom ramblers that list from $240,00 to $300,000. Many have been stripped down to the studs and rebuilt with new heating and cooling systems, roofs, windows and doors. Four-bedroom Cape Cods run a close second in terms of popularity. Priced between $260,000 and $400,000, they often feature open floor plans that combine living and dining areas, fenced-in backyards and updated utilities and windows for enhanced energy efficiency. While fewer in number, colonial-style houses built in the 1990s occupy a portion of the neighborhood on Lynn Drive. These larger homes often feature vaulted ceilings, finished basements and extra rooms, such as offices, sunrooms or workshops in the garage. They range in price from $275,000 to $600,000. “The market in South Jersey is hot,” Gallagher says. “Many of the buyers I see grew up here and want to stay here. South Jersey is made up of multiple generations.” Columbus Park offers them starter homes, homes to grow their families, and a good return on their investment when they decide to move up or downsize.

Where to eat and shop near Columbus Park
Columbus Park may be exclusively residential, but it’s less than a mile from Doc’s Pub Irish Sports Bar, which features live entertainment, hearty pub fare with plenty of seafood on the menu, outdoor seating and nearly a dozen beers on tap. A mile from the neighborhood are restaurants like Asad’s Hot Chicken, which serves spicy Nashville-style fried chicken, on U.S. Highway 130. 130 also has small markets like Peter’s Produce, which sells fresh fruits, vegetables and other grocery items. Large chain supermarkets are outside the city. The closest are ShopRite and Walmart on Burlington-Mount Holly Road. Shoppers will also see a Target, a Home Depot and the Regal Burlington 20 movie theaters farther south on this road. Columbus Park is less than 2 miles from the Burlington Riverfront Promenade, a green space that lines the Delaware River. High Street runs through the middle of town to the riverfront and features dozens of independent stores and restaurants, including a brewery, a pizzeria, antique and jewelry shops, and coffee houses.

Concerts, parades and markets on the riverfront
A mile and a half from Columbus Park, the Burlington Riverfront Promenade is popular for classic car and motorcycle shows, live concerts, craft fairs and parades along the Delaware River. The Burlington City Farmers Market is held here every Tuesday afternoon from May through October. Shoppers will find fresh produce, locally made goods and art for sale. Live music, regattas on the river and food trucks make this market a lively place for families and friends. The Promenade is also the site of the city’s Holiday Extravaganza Annual Holiday Village in early December, with vendors, entertainment, kids' crafts, a parade and a tree lighting ceremony.
Public and private schools serving Columbus Park
Columbus Park public schools belong to the City of Burlington Public School District, which receives a C-plus from Niche. The closest elementary school is Captain James Lawrence, a B-rated PK-2 school about a mile from Columbus Park. Wilbur Watts Intermediate, a 3-6 school, scores a C and is a little farther west on High Street. Seventh through 12th graders can attend Burlington City High, a B-minus school, with over 15 clubs and activities and eight sports, most of which have both boys' and girls' teams. Families can enroll their children at St. Paul’s Parochial, a private PK-8 school not yet rated by Niche, about 1.5 miles from Columbus Park. A-plus-rated Doane Academy, a PK-12 private day school founded in 1837, offers a 15-plus-acre campus on the Delaware River with 17 advanced placement courses and a 7-to-1 student-teacher ratio.
Burlington Township High School has students in grades 9-12.

Natural preserves and city parks next to Columbus Park
While most of Columbus Park is residential, there is a playground, walking paths and an open field off Independence Drive in the southeast corner. Soccer and baseball fields, a hockey arena, tennis and basketball courts, and a playground are located in Pinewald Park to the neighborhood's east. Assiscunk Creek runs along the neighborhood’s southern edge and connects with Assiscunk Creek Park, a series of preserves connected by walking and bike trails. Visitors can fish along the Assiscunk and kayak or canoe on it. To the west, Neptune Playground provides a shaded area for children to play, and Logan Field south of it has three baseball fields and a basketball court.
Highways and public transportation in Burlington
Columbus Park is located along U.S. Highway 130, which connects with Interstate 95 going to Philadelphia, 30 miles south, and New York City, 70 miles north. NJ Transit buses stop along Bordentown Road within two blocks of the neighborhood and deliver passengers to the Burlington Towne Centre station. There, they can catch an Academy Bus that travels to New York City daily. They can also access the NJ Transit River Line light rail system that connects Philadelphia and Trenton. In Trenton, travelers can take Amtrak’s Northeast Corridor line to Newark and New York City.

Flood insurance may be necessary in Columbus Park
Hurricane Sandy devastated much of New England in 2012, and it also caused flood maps to be redrawn. Between the Delaware River and Assiscunk Creek, Columbus Park is low-lying like most of Burlington, making flood insurance necessary for many homeowners. “Superstorm Sandy Burlington on the map,” says Ron Palentchar, a Realtor with Re/Max World Class Realty, who’s lived in nearby Burlington Township all his life and is in his 25th year selling real estate. “The city is low. In a worst-case scenario, downtown may flood twice yearly, but other neighborhoods like Columbus Park don’t flood. They’re just in the zone.” The best way to understand the risk and cost is to consult a local Realtor, says Nicholas Berardinucci with Hometown Realty Associates. “There are ways to mitigate cost and attain the home you want. Local Realtors can take you through the process.”
