Located within Burlington County, Edgewater Park's collection of single-family homes and townhouses is arranged on tree-lined streets and looping roads with well-maintained sidewalks. Though more spacious than older city neighborhoods, residential development is relatively dense, with homes averaging about 1,700 square feet on quarter-acre lots. The home sizes are slightly below the national average, but home values are also more affordable than the countywide average of $360,000. Small townhouse and apartment condo units with 1- or 2-bedrooms sell for as low as $100,000, making it the most affordable option in the community. Students in the community learn to read and write at the PreK-4th grade Mildred Magowan Elementary School, which Niche gives a C rating. Kids remain in the Edgewater Park School District at Samuel M. Ridgway Middle School before advancing to nearby Burlington City High School. The city high school scores well with a B-minus rating from Niche and an 11 to 1 student-teacher ratio for the school's 760 students. The junior-senior high school offers over 120 academic courses. Students meet with counselors yearly to discuss course choices and career plans.
Next to Ridgway School, folks in the community bring their kids to play at the Weimann Sports Fields, a small park complex with baseball fields, playgrounds and hard surface courts with basketball and tennis nets. Alternatively, some folks will visit Roosevelt Park and Memorial Field, another public green space with athletic fields and a nature trail that leads to a tranquil fishing pond next to the community's signature water tower. Living in Edgewater Park, you'd be remiss not to spend time by the river and nearby Rancocas Creek. Along Bank Road, you can enjoy a picnic with friends or family gathered around picnic tables or the gazebo by the water at Delanco Riverview. If you own a boat, you can dock it nearby at the Hawk Island Marina, where it'll be ready for your next excursion on the water.
Next to the Virtua Willingboro Hospital and a large Amazon warehouse along Burlington Pike, the main highway passing the community, the Willingboro Town Center includes restaurants, banks, business offices, an Acme supermarket and the Willingboro Public Library. Many folks drive this way to shop or dine at fast-food franchises and a few local eateries like the Golden Dawn Diner or 45th Street Pub. Fear not if you miss catching dinner during a daylong fishing trip on the river. At Blue Claw & Seafood, located in a low-slung commercial building next to one of the many franchise car dealerships on Burlington Pike, patrons have been ordering crab legs and baskets of fried shrimp and hush puppies since the 1960s. Bring a case of beer or wine, and don't worry about making a mess here, as the tables are covered in paper to catch buttery drippings and clam shells. Though residential developments, the busy commercial highway corridor and a few industrial warehouse complexes fill out much of the community, Varsaci's Farm Market adds a rural touch to the community, vending locally grown fresh produce and flowers.
Commuters living in Edgewater Park can rely on NJ Transit and PATCO light rail trains and buses to reach jobs in the downtown Philadelphia area. If you'd rather drive your car, you can travel to the city by taking Interstate 295 or the Burlington Pike to one of the area's many bridges.
