Burlington Township suburb with both water and interstate access
The founding of the discount apparel store Burlington Coat Factory in 1972 put Burlington Township on the map. Since then, however, the area has sprouted into different suburban neighborhoods with their own identities. Springside is one of those communities, well known for its Sylvan Lake, a summertime staple. In addition to outdoor spaces throughout the township, a bike lane runs through the west side of the neighborhood, and a boat ramp launches into the Delaware River just 2 miles to the north. “You have access to the waterways, and it’s very easy to get in and out on Interstate 295 and the Turnpike right there,” says Giulio Leone, a real estate agent with HomeSmart. “It has everything that city life has, but you’re outside the city living in the suburbs.” Springside’s commuters have Interstate 295 access, allowing for a 25-mile drive into Philadelphia.

Summers at Sylvan Lake and green space at Green Acres Park
Sylvan Lake draws in a crowd each summer. In addition to a sandy beach area, the lake park has a concession stand and a lifeguard on duty when the beach is open. The park does have an admission fee, but Burlington Township residents can pay a discounted $50 fee for the entire family for the season. “Every year we hold a fishing derby at Sylvan Lake,” says Diane Flannery, the Recreation Director for Burlington Township. “It’s a really accessible lake for the kids.” On the north side of Springside, Skimmer Complex is where the community’s youth sports leagues might play baseball, softball and street hockey.
About a mile east of the neighborhood, Green Acres Park provides even more green space. The recreational area is divided into different park sections, all located in the same general vicinity. “They kind of blend together, but they’re all located around the municipal building,” says Flannery. “We refer to Green Acres I as the park space that has a bridge that goes into Green Acres II. And across the lake is Green Acres IV.” Those who are familiar with the Green Acres Park system know that Green Acres I has tennis courts, Green Acres II has a small amphitheater that hosts different community celebrations and Green Acres IV has a roller hockey rink. “No one knows what happened to Green Acres III,” Flannery jokes.

Springside homes in Shannon Estates and around Sylvan Lake
The residential areas in Springside are made up of a variety of housing styles. On the south side, Shannon Estates features a condominium community with two-bedroom units priced between $230,000 and $275,000. There are also single-family bi-levels and other Colonial-inspired homes that can reach upwards of $465,000. Quaint cottages and larger new constructions make up the section surrounding Sylvan Lake, where homes can cost from $250,000 to $500,000. Other housing styles throughout the neighborhood include New Traditionals and Cape Cods. Sidewalks can be found in most subdivisions, and many properties offer attached garages and driveways.

Commuting on Interstate 295 and NJ Transit's River Line
The NJ Transit bus system services Springside, with many stops along Burlington-Mount Holly Road. This busy thoroughfare connects to Interstate 295 just a mile south of the neighborhood. “The interstate has the most exits, and the turnpike is for when you want to cut right through the state,” Leone says. Once on the interstate, Philadelphia is about 25 miles south and Trenton is about 18 miles north. Less than two miles north of Springside, the Burlington Towne Centre train station provides River Line service to Camden and to Trenton. “You can take the train all the way out to New York City, too,” Leone says. “You can take the fast train called the Acela from Burlington to New York directly without even having to stop. It’s more expensive, but you’re in the city in like a half hour.” Philadelphia International Airport is about a 30-mile drive away.
I-295 is a main interstate residents of Springside use to get to Camden or Trenton.

The original Burlington Coat Factory at Liberty Square Center
On the south side of Springside, Liberty Square Center is a busy retail area with an abundance of takeout and fast-food eateries and shopping options. In addition to Walmart, there’s a ShopRite, a few medical clinics, banks, fitness studios and other storefronts. There is also a Burlington Coat Factory, a store with a meaningful presence in Burlington. The discount coat manufacturer, which sells branded apparel at a lower retail price, was founded in Burlington Township in 1972. In fact, the store in Liberty Square Center is the original Burlington Coat Factory, a brand that has grown to more than 1,000 stores nationwide.
Planet Fitness is only about 10 minutes from Springside if you are looking to join a gym.

Class is in session at Burlington Township public schools
Students in Springside are zoned to the Burlington Township School District, which receives a B rating from Niche. They can begin pre-kindergarten through first grade at B. Bernice Young Elementary School before attending second through fifth grade at Fountain Woods Elementary School, both of which receive a B rating. Burlington Township Middle School has a B-minus, and Burlington Township High School holds a B-plus. The high school offers 30 sports programs, including a Girls Flag Football team.
Fountain Woods Elementary School received a B- rating from Niche.
According to Niche Burlington Township High School has a 96% graduation rate.
