Active Burlington suburb by the interstate

Book-ended by three major roadways, the pocket suburb of East Farnerville gives residents prime commuting access into the surrounding cities of Philadelphia, Trenton and New York. Burlington Pike, or U.S. Route 130, zips across the northern end of the neighborhood, while Interstate 295 and the New Jersey Turnpike can be accessed less than 3 miles from East Farnerville’s south side. “It’s very convenient having 295 and the turnpike right there,” says Giulio Leone, Realtor with HomeSmart. “The interstate has the most exits, and the turnpike is for when you want to cut right through the state.” However, residents don’t need to escape their small community to acquire city-like amenities. “A lot of people have moved out of the city because they don’t have to be in the office every day anymore,” Leone says. “They’re leaving New York City and Philadelphia and moving to Burlington and the surrounding areas.” High Street, a prominent road through the neighborhood, is peppered with local eateries, medical offices and other storefronts. And downtown Burlington is a walk away, offering waterfront dining, boating access and a quaint Revolutionary-era historic district.

Burlington Pike is home to several commercial businesses and restaurants. Residents can find different car dealerships, fast food spots, a gas station on almost every block, department stores and sit-down diners. Amy’s Omelette House is a pancake and omelette staple that serves breakfast all day. The restaurant is inside of a teal train car with funky, ‘50s-inspired diner decor. Nearby, Villa Rosa portrays a more bistro-like setting, serving pizza, pasta and other Italian classics. Just about 2 miles south on the pike is the nearest hospital, Virtua Willingboro Hospital. High Street is one of the busier roads that services East Farnerville, with a few more dining and shopping options. City Steaks is the neighborhood’s counter-serve cheesesteak joint. Near this local favorite, Tabernacle Baptist Church holds services inside a large contemporary-style building on a corner lot. In addition to the facility’s 25,000-square-foot multi-purpose room, there is an attached full-court gymnasium where the community’s AAU teams play. About a 2-mile drive south on High Street, Liberty Square Center is a retail area with fitness studios and department stores that include Walmart and ShopRite. On the north side of the neighborhood is Burlington’s waterfront section. The Union House is a popular tavern-style restaurant with burgers, shepherd’s pie and twenty beers on tap. The moody, industrial-style bar and grill comes alive on Thursday nights for trivia. A block closer to the water, Evermore Coffee Roasters has a trendy, dark environment that pays homage to Edgar Allen Poe.

City commutes on I-295 and the River Line

Commuters living in East Farnerville find that they can have an affordable mortgage and be about an hour away from the city. “People can work from home now, but they can still get to Philadelphia or New York City when they need to go into the office,” Leone says. U.S. Route 130, or Burlington Pike, runs southwest for about 20 miles until it meets Interstate 676, which crosses over the Benjamin Franklin Bridge into Center City. This roadway also runs northeast for about 75 miles into New York City. However, commuters are more likely to use Interstate 95 or the New Jersey Turnpike, which runs parallel to the interstate, to make it into the surrounding cities quicker. “The best way to get into the city is the train,” Leone says. “You have the ability to commute from Burlington all the way to Philadelphia or New York City using the NJ Transit and the fast train.” About a mile north of East Farnerville, Burlington Towne Centre has NJ Transit light rail service, and the River Live takes passengers north to Trenton or south to Camden. Once in Trenton, the Amtrak offers service into Penn Station in Manhattan. And from Camden, the PATCO brings passengers into Center City. On the other side of Philadelphia is Philadelphia International Airport, about a 30-mile drive from East Farnerville. For more local travel, NJ Transit services the community, with several bus stops along High Street.

The neighborhood’s Walnut Ave Park

A small green respite that sticks out from the residential and commercial mix along High Street, Walnut Ave Park has a tree-shaded playground and a full-court basketball court. On the south side of East Farnerville, Skimmer Park is a sports complex where many of Burlington’s Little League teams play. Also on the south side, Sylvan Lake is a swimming facility open during the summer with a sandy beach area. This community staple costs Burlington families $50 for the season, and there are also daily guest passes available. In addition to a swimming lake with a lifeguard on duty, this park has a concession stand during open hours. According to Dianne Flannery, the Parks Director of Burlington Township, a family-friendly fishing derby is held annually at Sylvan Lake. To the east of the neighborhood, Green Acres Park is a popular outdoor recreation space that is split into three different sections. “They kind of blend together, but they’re all located around the municipal building,” says Flannery. “We refer to Green Acres I as the park space that has a bridge that goes into Green Acres II. And across the lake is Green Acres IV.” She mentions that no one really knows why Green Acres III doesn’t exist. The different park portions may be confusing, but they are distinguished by the amenities they offer. Green Acres I has tennis courts, Green Acres II has soccer and football fields and a small bandstand that hosts the annual Christmas tree lighting, and Green Acres IV has a baseball field and a roller hockey court.

Summer days at Curtin Marina and Penn’s Landing

Boaters who live in East Farnerville can launch into the Delaware River from Curtin Marina, about a mile north of the neighborhood. “At Curtin’s Wharf, you can dock the boat and get drinks and eat,” says Leone, referring to the waterside restaurant that’s open during the summer and features live music on the spacious outdoor patio. “Or, you can go all the way to Penn’s Landing,” Leone adds. This large marina in Center City includes riverfront restaurants and the Independence Seaport Museum. The marina also hosts the Blue Cross RiverRink Summerfest, which is a mini amusement park with carnival rides and an outdoor roller-skating rink. This rink transforms into an ice-skating rink during the winter. Because East Farnerville is located near the Delaware River, homes that are north of 5th Street are at a higher flood risk.

A blend of colonial-styles, twin homes and apartments

The walkable residential streets throughout East Farnerville feature a mix of single-family dwellings, twin home units and apartment complexes. Common stand-alone housing types include ranch-styles and Colonial-inspired bi-levels, some with single-car garages or fenced-in backyards. Most homes sit on a 5,000-square-foot lot, so they are fairly close to their neighbors. House sizes typically stay between 1,000 and 1,700 square feet, and price tags can range from $235,000 to $375,00. Buyers can also find townhomes and twin homes, some with brick facades and others in Foursquare designs. Typically, units are around 1,000 square feet and cost from $215,000 to $235,000. There are a few eight-unit apartment complexes within the neighborhood, as well.

Public schools and the riverfront Doane Academy

East Farnerville students can begin with kindergarten through second grade at Samuel Smith School, which receives a B-plus grade from Niche, before advancing to third through sixth grade at Wilbur Watts Intermediate School, which receives a C. Burlington City High School, a seventh- through twelfth-grade school with a B-minus rating, offers different clubs like Consumer Bowl, an statewide academic competition that educates students on fraud, scams and credit health. For a private school option that’s located on the Delaware River, Doane Academy is a kindergarten through twelfth grade Christian school with an A-plus Niche grade.
