Shops and restaurants at Church Street Marketplace promenade
Church Street Marketplace is a major draw for many who live in Downtown Burlington. “Church Street Marketplace has everything you need, shopping, dining, there are festivals,” Bresnahan says. The open-air mall stretches four city blocks in the Church Street Historic District, easily recognized by its red brick road. Diners flock to popular restaurants like Honey Road, which serves Mediterranean cuisine and upscale cocktails, or to Top of the Block Sandwich Shop for a lunchtime meal. Leunig's Petit Bijou is a takeaway window right on the corner of Church and College Street, best known for its beignets, pastries and coffee. The city’s Main Street is also a hotspot, and local favorites like Restaurant Poco which is known for its cocktails and upbeat music. When it comes time to run errands, the City Market on Winooski Avenue has higher-priced local and organic groceries. For familiar big box stores, Target and Hannaford are located 2 miles away at University Mall.

Navigating the Downtown Burlington area
Downtown Burlington is centrally located, with the University of Vermont and its medical center, as well as the Burlington International Airport, less than a few miles away. Main Street takes drivers straight to South Burlington and the University Mall, which are about 2 miles away. Interstate 89 runs north and south on the east side of town, and North Willard Street cuts through downtown for commuters who need to get through traffic faster. Green Mountain Transit bus stops line the city streets for anyone who needs to hop on, and clear sidewalks are great for walkers who prefer taking their time. Burlington Union Station is right by Waterfront Park, where passengers can ride the rails on Amtrak trains that can take them all the way to New York.

Battery Park, Perkins Pier and the Burlington Greenway
Waterfront Park is a large green space and walking path, home to the ECHO Leahy Center for Lake Champlain, a museum focused on interactive exhibits for kids. Parts of the Burlington Greenway bike path, also known as the Rec Path, stretch along the park’s eastern side, allowing bikers to enjoy scenic trips through town. “The Burlington Rec Path is good for biking and walking; You can even snowshoe there in the winter,” Bresnahan says. “I've even seen people ride around on fat tire bikes in the spring because even when there's snow, people will still bike around.” The Community Boathouse Marina provides space for local watercraft and hosts the dockside restaurant Splash. Splash has grab-and-go ice cream and meals for hot days, and those on the patio can catch a sunset view. Battery Park, just up the street, is a high point that overlooks the waters of Lake Champlain as well as the Adirondack mountains. This historic park dates back to the 1870s, and today, it has a playground and stunning views and hosts several concerts at its bandshell during the summer months. In the winter, Battery Park has an outdoor skating rink that is open to the public. Those who walk along the water’s edge can pay their respects at the Lake Champlain Navy Memorial or stroll down Perkins Pier to watch the sunset.

Waterfront Park’s annual festivals and events
Downtown Burlington residents know that Waterfront Park is the place to be for citywide festivals and events. The Grand Point North concert series and music festival takes place in July over four days, where concertgoers listen to music under the open sky by the water’s edge. Famous artists like Vermont’s Grace Potter and local and national touring bands have been known to attend. Burlington is “big enough to offer you all the cultural aspects of a huge metropolitan area but in a smaller space,” Bresnahan says. “Most of my clients, when they move in, remark on how everyone has been so open and welcomed them to the neighborhood.” Other summer festivals include the Vermont Brewers Festival and Burlington’s Independence Day fireworks show. Along with the annual boat shows and the city’s popular Oktoberfest, there always seems to be something to do in Downtown Burlington.

While single-family homes can be found downtown, it is far more likely that homebuyers will encounter listings for condominium communities with city views and included amenities. From studio units at the Historic Vermont House to the waterfront views of Lake Champlain at 200 Lake Street, there are many lifestyle options to choose from. “There's a mix of everybody in Burlington. There are many young people who came to the university and decided to stay, moms and dads buying a second home to be closer to grandchildren, or empty nesters downsizing by moving into the city to have access to all the amenities the downtown offers including dining, performing arts, shopping and the medical center nearby,” Bresnahan says. “People just fall in love with Vermont. I'm working with clients from across the country, some even from outside the country who are eager to make Vermont their home.” Prices often range between $200,000 and $400,000 for single-bedroom units and then $450,000 to $600,000 for larger condos. The lucky few who can snag a unit in the Warner Block Condos near Church Street Marketplace will pay listings that range between $500,000 and over $850,000. Luxury spots at the exclusive College & Battery condo community can cost between $900,000 to as high as $1.5 million, with views of both city and lake, as well as high-end appliances, tall ceilings, wide windows and generous square footage.

Burlington School District public schools
Students in Downtown Burlington fall within the Burlington School District, which is graded an overall B on Niche and is ranked as the No. 13 best school district in Vermont. Burlington is also home to the University of Vermont, about 1 mile east of the city center, so seeing students around town is common. Grade school students may first attend Edmunds Elementary School, which is graded a B, for kindergarten through fifth grade. They would then attend sixth through eighth grade at Edmunds Middle School, which ranks a B-plus. Burlington High School, also with a B-plus grade, is one of the top 10 high schools in Vermont. In 2020, the high school campus was condemned due to toxic chemicals, so the students were transferred to the former Macy’s department store downtown. After a major renovation to the store, students would take escalators upstairs to their classrooms and eat at the Michael Kors Cafe by the former makeup counter. Though this temporary solution has been going on for over four years, a new campus is being built to accommodate Burlington High students again.
