With lakes and ponds scattered like freckles across its forested land, Byram lives up to its nickname: Township of Lakes. Many housing developments cluster around Byram’s lakes, providing year-round water access just a short walk from home — or, for many, right outside their back doors. Some lakes, including Forest Lake and Lake Lackawanna, are private, meaning they’re open only to those who live in the community around them, while others are open to the public. Outdoor activities aren’t limited to the lakes, though, thanks to forested state parks, historic sites and even a theme park. “When you get into Byram, you get a little hint of the Adirondacks being there,” says Duffy Brennan, a broker associate at Weichert Realtors who has been selling homes in Byram for 33 years. He adds that the area is a little hillier, full of pines and streams. Despite all this nature, though, Byram also has options for grocery shopping and dining out, preventing residents from having to drive far for services.

Kayaking and swimming in local lakes, hiking and theme parks
Byram’s lakes are a central part of life in the township. Locals head to them for fishing, swimming, kayaking and boating. Brennan says that every lake’s rules are different, so not all of them allow motorized boats. Tomahawk Lake features a paid admission waterpark with swimming, water slides, rental boats and a mini-golf course. Allamuchy Mountain State Park is home to Cranberry Lake and the Musceonetcong River, making it popular for fishing, kayaking, paddleboarding and more. There are also miles of hiking and mountain biking trails, and visitors can go rock climbing with the right permits. Several hiking trails lead to scenic spots like Ghost Pony Brook Falls and the Highlands Trail Overlook. Smaller, more developed parks like Tamarack Park and CO Johnson Park provide playgrounds and athletic fields. For golfers, there’s the Lake Lackawanna Golf Course. The Hudson Farm Club is a well-known hunting club that spans 4,200 acres.
Other notable spots in Byram include Waterloo Village, a restored 19th-century village that serves as an educational and entertainment site, and Wild West City, a theme park that features stagecoach and train rides, panning for gold, historic demonstrations and shows. The park closes for the winter, but it’s open for the rest of the year.

Lakefront houses or wooded properties with acreage
The majority of Byram’s hi-ranches, ranch-style homes and a few smaller cabin-inspired houses are clustered near and around its lakes. It’s also pretty easy to find homes that edge the woods on an acre or more of land. Houses here start at about $300,000 and usually max out at around $820,000, but a few large homes with plenty of acreage can creep past $1 million. Some lakeside communities come with added association fees, but membership for some of them is optional.

Byram Fest in September, neighborhood events
Every year, Byram Fest features food trucks, inflatable rides and bouncy houses for kids, live music and fireworks. Other events throughout the year are held at Wild West City or Waterloo Village, and private beach associations host neighborhood events as well.
Restaurants and services along U.S. Route 206
Stonewood Tavern is one of the township’s most recognizable restaurants, and its grilled octopus appetizer is among the most popular things on the menu. Leggo My Bagel is the go-to spot for breakfast and Halulu is known for its sushi. Bryam also offers a few services, including a veterinary clinic, a pharmacy and a ShopRite for groceries.

Highly rated Byram and Lenape Valley schools
The Byram Township School District, which has just two schools, gets a B from Niche. Children attend Byram Lakes Elementary School, which gets a B, from pre-kindergarten through fourth grade, before moving on to Byram Township Intermediate School, which has a B-plus. This school teaches through eighth grade. For high school, students move on to Lenape Valley Regional High School. As the only school in its own district, the grade for the high school and the district are the same: B-plus. Niche lists the high school as the third-best public high school in Sussex County.
Byram Township Intermediate School in Stanhope serves grades 5-8 with an 11:1 student-teacher ratio.
Lenape Valley Regional High School in Stanhope serves grades 9-12 with a 12:1 student-teacher ratio.

Commuter rail expansion in the works
U.S. Route 206 is the biggest road passing through Byram. Following it south brings residents to Interstate 80, where they can drive the 50 miles to Manhattan in about an hour and 40 minutes during peak travel times. Right now, the closest commuter rail station is Mount Olive about 3 miles away. From there, it takes about 40 minutes to get to Manhattan’s Penn Station. But, Brennan says, more commuter rail stops are on the way. The old Lackawanna rail line is being reopened with the goal of bringing service at least to Andover. Service is set to begin in 2026. “With the transit expanding, it’s going to be an asset,” Brennan says.
