The area is growing, with plenty of land available for buyers wanting to build a waterside retreat, and the lots are unrestricted. “It’s affordable, which is the first thing that comes to people’s minds, and it’s unrestricted,” says Kristen Orostieta, owner of ORO Realty in nearby Caldwell, Texas. “People who are wanting to bring an RV and still have access to water and enjoy the lakes out there, they are able to do that without any kind of HOA or anyone specifically telling them what they can do with their property.” And despite the quiet, isolated nature of the neighborhood, it’s easy to get to, sitting right off State Highway 21.

The neighborhood's main attractions are its three lakes, with houses laid out along the banks. A few homes have small docks for canoes or other small watercraft. Residents don’t need a fishing license to cast a line in the lakes, where they can catch catfish or black bass. “It’s more of a ‘fishing and view’ lake,” Orostieta says. “They are small, so there might be some kayaks out there but nothing motorized.”

Manufactured and mobile homes are scattered along Cade Lakes's wooded streets. More properties cluster along the water, while plenty of lots are available a few streets from the lakes. Often newly constructed, the area’s homes generally sell between $100,000 and $200,000 and can serve as a primary residence, while lots can sell between $15,000 and $50,000. “There’s some mixed-use out there,” Orostieta says. “Some people buy lots out there to specifically build on, or they can bring a manufactured home.”

Education in Caldwell ISD
Cade Lakes is within the Caldwell Independent School District, with the system’s schools a 6-mile drive away in the town of Caldwell. Kids start at Caldwell Elementary School for kindergarten through fourth grade, graded a B-plus by Niche. They then attend B-plus-graded Caldwell Intermediate School for fifth and sixth. Right at the entrance to the neighborhood, Granpops Country Store is the only business within Cade Lakes. Residents can stop in for standard convenience store sundries as well as fishing bait. Community events in nearby Caldwell
A small, quiet neighborhood, Cade Lakes lacks community events, but residents drive into Caldwell for its gatherings. Each Saturday morning, the city hosts the Burleson County Farmers Market on its Downtown Square, with farmers from across the county bringing their produce. The city also hosts a summer concert series as well as Second Saturday, a street festival downtown each month.

Cade Lakes is just a mile and a half from State Highway 21, which runs northeast towards Caldwell — the nearest city — and Bryan-College Station, nearly 30 miles away. Bastrop is 45 miles away, while Austin is just under 80 miles. While residents of Cade Lakes generally drive themselves to get anywhere, the Brazos Transit District does offer the “Demand and Response” system, an on-demand rideshare bus system that riders can book ahead of time.
