An urban-residential community in East Camden
Located just minutes from Downtown Camden and 5 miles from Philadelphia’s Center City, Dudley is home to a range of eateries serving cuisine from around the globe and local businesses like barbershops and mini-marts. The community derives its name from Thomas Haines Dudley, a mid-19th-century lawyer appointed by President Abraham Lincoln as a United States and diplomat appointed by President Abraham Lincoln. Today, Dudley’s former estate has been transformed into a vibrant and diverse urban-residential neighborhood that surrounds Dudley Grange Park, where there was once a large mansion spanning 300 acres. “It’s nice because you’re so close to Philadelphia. That’s why I like living here,” says Luis Ortiz, Realtor with local Berkshire Hathaway HomeServices Fox & Roach with seven years of industry experience. Dudley’s lively streets are apparent through its events, recreation centers and local initiatives like the Resilient Roots Farm that aim to increase access to healthy food in the surrounding community.

Rowhomes and twin houses in varying hues
Dudley’s streets are urban, with various rowhouses and a gridline of numbered straight-angled streets. Twin houses with shared steep roofs, each house clearly delineated by different colored accents and complementary features that make each side stand out are typical. Home prices often range between the low $100,000s to the low $200,000s. Cleared vacant lots are also available for under $50,000. According to the CAP Index, Dudley garners a crime score of 8 out of 10, compared to the national average of 4. However, city crime rates have fallen by 44% since 2012, and numerous nonprofits aim to improve the community through housing and education initiatives. Saint Joseph Carpenter Society is one of them, offering educational sessions on the homebuying process and acquiring a mortgage. The organization also provides home repairs, along with building and rehabbing affordable housing units.
Dudley row homes have small front yards, which some paved and fenced in for private patios.

Less than 3 miles away, Rutgers University has also had a significant impact on the community, with programs like the Rutgers–Camden Ignite program, “which engages students in grades four to eight in vibrant after-school and summer programs focused on STEM, art, athletics, literacy enrichment, mentoring, and college exposure,” says Caroline Brobeil, Rutgers Senior Public Relations Specialist.
