Despite the economic upheaval Camden's faced in recent generations, look no further than the Gateway neighborhood to see how this former manufacturing city across from Philadelphia has withstood the challenges of deindustrialization. Surrounded by Cooper Hospital, Cambell's Soop and Subaru of America, the area is a healthy mix of residential and commercial properties. "It's one of the better places to invest," says Fred Mitchell of ARC Real Estate.

Located in the southeast corner of the intersection of Interstate 676 and U.S. Route 30, close to the downtown area, Gateway occupies a central position in Camden. Its name refers to its location as a gateway to Center City Philadelphia and its heavily populated suburbs across the Delaware River in southern New Jersey. Only half of the neighborhood is made up of the primary residential area due to the presence of government buildings, public transportation depots, and large business offices close to the entrances and ramps of the highway interchange. The early 20th-century brick row houses in the neighborhood, which are laid out in a classic city grid plan, can be purchased for a reasonable price; the average asking price is $85,000. House prices sit between $70,000 and $250,000. The CAP Index crime score for the area is 8 out of 10, which is higher than the national average of 4. Events-wise, the city of Camden has a robust events calendar and something is going on, whether it is an outdoor festival to a community education opportunity, almost daily. More than thirty years have passed since the Campbell's Soup Company closed its original Camden factory, but the company still runs its global operations out of its headquarters in the neighborhood's northern portion. Even while Camden continues to battle urban deterioration and poverty, the city had a major victory a few years ago when Japanese automaker Subaru moved its American division's headquarters to a 250,000-square-foot building adjacent to Campbell's headquarters.
Schools
Students from nearby public schools, Camden High School and Forest Hill Family School, are a part of the Camden City School system. Both schools earned a C-minus grade from Niche. The Big Picture Learning Academy, Brimm Medical Arts High School, and Creative Arts Academy are three unique district programs housed on the high school site, which was rebuilt a few years ago. The neighborhood is also home to Rutgers-Camden. The university has a very healthy relationship with the community. “We are also focused on improving the infrastructure of the city itself, as demonstrated by the recently approved Cooper Street Gateway Project, an investment that will elevate the sense of community for faculty, students, and the community through the creation of a versatile space in which members of our campus community can host meetings and public events,” says Caroline Brobeil, a Rutgers senior public relations specialist.
Parks
Residents of the neighborhood may easily access parks in a more natural setting thanks to Gateway's location in the center of the city. People congregate in Farnham Park, which is surrounded by trees and close to the Cooper River's banks in the nearby Parkside neighborhood, to bring their children to the playgrounds or enjoy a leisurely stroll along the paved trails shaded by trees that extend to the opposite side of the canal.
Shopping and Dining
Many eateries and retail establishments along Haddon Avenue cater to the daily requirements of the locals. The Bell Rexall Pharmacy, which was founded in the 1930s, is still in operation today and offers prescription drugs and other necessities at its corner location. Its building is adorned with a distinctive orange and blue flag. Down the street, Donkey's Place has also been a longstanding neighborhood staple, challenging even Philadelphia's most well-known cheesesteak purveyors for the title of Best Philly Cheesesteak. Though everyone is free to have their own opinions, the late famous chef and author Anthony Bourdain said that Donkey's version of the cheesesteak, served with a circular Kaiser roll topped with poppy seeds and white American cheese, "might well" be better. Beyond its well-known cheesesteaks, Donkey's is a local tavern with a touch of nostalgia. It's the kind of place where residents go to enjoy a beer and some food at the bar, where wood-paneled walls are mostly concealed by colorful trinkets, vintage photographs, and novelty t-shirts.
