Living between the hospital and the waterfront
Former home of the famed poet, Walt Whitman, Lanning Square is wedged between a commercial boom in Downtown Camden and restorative developments at the waterfront. Although the immediate neighborhood has a troubled reputation, employment opportunities at Cooper University Hospital and the retail sections surrounding nearby Rutgers University Camden are helping to improve the area. “Lanning Square has doubled down on their efforts to build up and provide jobs for the community,” says Patrick Gorman, a Realtor at Keller Williams Main Street Realty with more than 20 years of experience investing and selling in Camden. “Local leadership and the people are behind it. It’s like night and day here compared to 15 years ago.” A primarily residential neighborhood spanning about 10 square blocks, Lanning Square offers easy commutes on Interstate 676, which wraps around the east side.

Historic row houses and townhomes
On the northwestern tip of Lanning Square, Whitman’s brown Colonial-style row house is now a historical landmark that offers tours to the public. Though similar properties have been razed over time, many of the neighborhood’s residents live in row houses and townhomes from around the same early 1900s period. Some properties near the Port of Camden show deindustrialization and decay, while others in the area have been well-kept and revitalized. Investment properties in need of renovations and plots of land ready to be built on might range between $50,000 and $250,000. Freshly remodeled brick townhomes and condo units, some with modern appliances and new wood flooring, can cost anywhere from $125,000 to $300,000. Universities and waterfront bring new life
In addition to the Walt Whitman House, Lanning Square’s north side consists of Cooper University Hospital and Cooper Medical School of Rowan University. The 31-acre campus of Rutgers University-Camden, home to more than 4,000 undergraduate students, is just north of the hospital. These large institutions might bring foot and vehicle traffic to the area, but they also contribute to the city’s economy through job opportunities and convenient medical access to nearby residents. To the west is the Waterfront District, which has helped bring successful commercial establishments to the area. Where an old state prison used to be, Wiggins Waterfront Park is now home to a marina and the Riverfront amphitheater. Also at the waterfront is the concert venue, Freedom Mortgage Pavilion. And family-friendly adventures include the Camden Children’s Garden and Adventure Aquarium.
Combatting Camden’s socioeconomic hardships
The neighborhood has faced economic and criminal hardships, which the CAP Index reflects in scoring Lanning Square a 10 in all crime categories. Camden police and several community outreach programs have made strides to improve the crises in the area. “Within Lanning Square, there’s the Cooper Grant Police, the Rutgers Police, the Sheriff and the Metro Police,” Gorman says. “There’s a lot of eyes out, and there’s very little tolerance for riffraff in the area.” Project H.O.P.E., founded by Rutgers-Camden alumna Patrica DeShields, provides medical care for homeless people. Just south of Lanning Square, Joseph’s House works to help those without a home get back on their feet, and The Neighborhood Center has a mission to lift families out of poverty. “We provide lunch every day to deter the food insecurity that has been happening in this area,” says Valerie Cooke, a volunteer at The Neighborhood Center. “And our community garden is open to anyone who is able to come put in sweat equity.”

Local takeout and Downtown Camden
Aside from a few corner stores, there are few places to shop or dine in Lanning Square. “But it’s pretty much considered Downtown Camden,” Gorman says. “It’s Camden Center City where a bunch of people walk around.” Residents can join the students and professionals who gather at the Camden Arts Yard, a popular beer garden with live music and craft cocktails. Within Lanning Square, various takeout restaurants serve a range of cuisine, from Stevens Soul Food Kitchen to Great Wall Chinese. Nearby, locals can grab a pick-me-up latte at i418 Cafe.

Welcome to 4th & Washington Park in Camden, NJ.
Fresh air at 4th and Washington Park
Next to the Project H.O.P.E. facility, 4th and Washington Park spans two blocks. Within the gates of this recently renovated park are a playground, a splash pad, blue-and-tan basketball courts and handball courts with lighting. There’s also a pavilion with seating for small get-togethers. “Camden is struggling with the play aspect, and there’s not a lot of parks, cafes, restaurants, bars or groceries,” Gorman says. “But it’s nothing for people to hop over to Wiggins Waterfront Park and enjoy concerts, festivals and events all summer.”
KIPP and Camden public schools
Public school students living in Lanning Square can attend KIPP Cooper Norcross Academy from kindergarten through eighth grade, which receives a C-minus Niche grade. As a Knowledge in Power Program, this charter school provides college preparation and free enrollment to students in low-income communities. Learners can then progress to an 11-1 student-teacher ratio at Camden High School, which Niche also grades a C-minus.

Access to I-676 and NJ Transit
Motorists can hop onto Interstate 676 and cross the Benjamin Franklin Bridge to get to Center City, Philadelphia, just 4 miles away. Those without a vehicle can also easily commute around Lanning Square. The NJ Transit bus system services the area, and there are light rail stations located near the hospital and in the Waterfront district. Also, the River Link Ferry takes passengers across the Delaware River from Camden to Penn’s Landing.
There is access to city hall, Ben Franklin Bridge and RT 676 in Camden, NJ.
