At the end of East Camden in the Rosedale neighborhood, the historic city across the river from Philadelphia transforms into more of a suburb, bookending the urban environment and industrial developments stemming from the port of Camden. Rosedale is the ideal neighborhood for commuters searching for an affordable place to live. It is roughly situated between the River Line Light Rail corridor and Westfield Avenue, a significant commercial avenue mostly lined by local companies, restaurants and stores. Residents can catch the train to work and return at a decent hour because the 36th Street station is nearby. The larger city has a lot of places to dine and shop as well as family-run restaurants and other services just a few streets away. According to Luis Diaz, a local Berkshire Hathaway Home Services Fox and Roach Realtors agent who lives in the nearby Collins Tract area, “the farther east you get, the more colonial and suburban it gets. The fact that Philadelphia is so close by makes it wonderful. That explains why I enjoy living here.”

Single-family homes fill the community
Among the least costly real estate in the neighborhood are brick row homes and cottages, which have recently sold for between $78,000 and $286,000. Compared to other parts of Camden, which is dotted with row homes, detached single-family homes are more prevalent here. A bungalow or modern colonial-style home will likely cost about $225,000. Lot sizes are roughly 3,000 square feet and home sizes average 1,400 square feet. Realtor Fred Mitchell of ARC Real Estate says investment homes are very popular in the neighborhood, hence the 55% rental rate in the area. He adds that Rosedale is a “bedroom community.”

A caring teaching community
After completing the eighth grade, students in the neighborhood typically attend Dr. Henry Davis Family School before moving on to Eastside High School. Davis Family School is rated a C-minus and it is PK to 8th grade. Eastside has a 7 out of 10 score from Great Schools. About two-thirds of parents and kids who responded to a Niche poll stated that the teachers at the school provide fascinating classes and four-fifths agreed that the teachers genuinely care about their students. Community members are also enrolled in McGraw Elementary and East Camden Middle, two public charter schools run by the Mastery Schools of Camden that are co-located on the same site.
Dudley Grange Park attracts locals
Families and locals congregate in Dudley Grange Park, a sizable public green space featuring playgrounds and sports fields, across the street from the high school. Because of the park's iconic amphitheater and spray grounds, which serve to cool guests during hot weather, it's difficult to miss while driving past it on Federal Street. Tennis courts, swing sets and chess tables are among the additional facilities. Many people in the community are also familiar with the location because a sizable portion of the parkland is occupied by the sprawling Boys & Girls Club of Camden County.

Dishes from around the world
The shops lining Westfield Avenue reflect the diversity of the neighborhood; the community is served traditional dishes from around the globe by a variety of Asian and Latino markets and restaurants. While Pho Tan Phat serves a wide range of Asian-inspired dishes, their signature dish is a substantial Vietnamese noodle soup. Visitors can savor carne asada tacos in the traditional manner at restaurants like Tacos Tortas, which come with onion, cilantro and a squeeze of lime on top, all drizzled with hot or green sauce. Slightly further enhancing the alternatives for dining and shopping is the nearby town of Merchantville. Merchantville is a neighborhood with an antique town center that can be accessed by foot or car. It features buildings from the 1800s and early 1900s that house restaurants and boutiques.
