The urban residential neighborhood of Stockton sits on the edge of Camden City, bordering Pennsauken Township and sharing amenities like grocery stores and popular restaurants. Located about 6 miles from Center City Philadelphia and 3 miles from community events and scenic views at Wiggins Waterfront Park, Stockton offers densely populated, walkable city streets and a range of local businesses that showcase the community’s diversity. “Of all the areas in Camden, it’s probably among the second best,” says Tito Santiago, a local Realtor with Garden State Properties Group with over 30 years of experience in the industry. Compared to surrounding Camden neighborhoods, Stockton has lower crime ratings too, scoring a 6 out of 10 according to the CAP Index, compared to 8s and 9s. Nonprofits that aim to uplift the community through educational and recreational activities, along with the nearby Boys & Girls Club of Camden County are abundant.

Rowhouses and single-family homes
20th-century rowhomes, apartment complexes and a smattering of single-family homes with brick and vinyl exteriors are scattered along urban residential streets. Stockton has more homeowners than surrounding neighborhoods, and houses here sell almost twice as fast as the national average. “It’s not too bad. People take care of their homes, but some are boarded up,” Santiago says. Prices for these properties typically range from the low $100,000s to the mid $200,000s. Larger, detached homes are priced higher, ranging from the upper $200,000s and capping out at $350,000. Many properties feature chain-linked enclosed front yards with the occasional flowerbed and paved driveways. Some homes boast detached garages, but many do not.

The Camden City School District serves the Stockton community, scoring below average ratings on Niche. Elementary and middle schoolers may attend the C-minus-rated Dr. Henry H. Davis School for kindergarten through eighth grade. Ninth through 12th graders may then attend the C-minus-rated Eastside High School, which currently sits in the heart of the neighborhood. Camden City students also have the option to apply to a range of charter and renaissance schools, like the Mastery Schools of Camden McGraw Elementary and East Camden Middle, which are located right next door to Eastside High. Rutgers University also has had a major impact in the city as a whole. Educational initiatives range from the Rutgers–Camden Ignite program that offers after-school and summer programs to the Rutgers Future Scholars program. The latter “welcomes rising eighth grade students to participate in university programming, events, support, and mentoring that continues through their high school years” says Caroline Brobeil, Rutgers University Senior Public Relations Specialist.

The general consensus is very bleak. Everyone just pushes to make it day to day with no real expectation of the future. If I could live my life all over again yes I would live here only because of some of the great opportunities that have been given to me because I work and study hard.
