Planned lakeside community near the Temescal Mountains
Located in the foothills of the Temescal Mountains, Canyon Lake is one of California’s only gated cities. Built around a 500-acre reservoir also called Canyon Lake, the community consists of lakeside homes on cul-de-sacs, palm trees and scenic views. Fishing, swimming and boating are almost year-round water activities, and the area was a resort until housing developments began construction in the late-1960s. The Canyon Lake Property Owners Association maintains the city’s streets and parks and oversees the community’s numerous social events. “Canyon Lake’s motto is ‘A little bit of paradise.’ It’s a unique lake community, and there’s nothing like it in Southern California. Many people don’t realize it’s a city,” says Mary Dimmler-Long, an associate broker with Coldwell Banker with over 20 years of experience. “People come for lots of reasons. It’s close to Temecula, an up-and-coming city with wineries, but most people come for the lake. Lots of people love skiing and golfing here.”

Over a dozen green spaces and sandy beaches
The Canyon Lake POA maintains the community’s many parks and beaches. Holiday Harbor is a lakeside green space with playgrounds, a swimming beach and barbecue grills. It’s accessible by land or water, with day docks for people who want to visit for a few hours. East Port Park rests at the edge of the community and has a dedicated dog park where pets can play off-leash. Skippers Island is the home of the annual Fourth of July fireworks display, and the Lodge is a community center hosting movie nights, Taco Tuesdays and classic car shows. And, of course, there’s the lake itself, which lets residents indulge in swimming, paddle boarding, fishing and boating. Canyon Lake also has its own golf course, equestrian center and tennis courts.

Midcentury houses and custom-built designs
Canyon Lake is filled with modest 1960s ranch-style houses and custom-built multi-level residences. Dwellings in the gated community often sport Spanish-inspired red tile roofs, large windows or solar panels. Patios and large landscaped lawns are also common. Over 80% of the 4,800 potential housing options are detached single-family homes, and most are owner-occupied. “A lot of homeowners move up instead of out. People purchase starter homes and then move into a larger home later. They stay in the community,” says Stevie Devey, a real estate agent with Keller Williams Realty Riverside and member of The Caring Realtor Team. “A lot of people don’t know the lake exists because it’s very private. Everybody looks out for everybody.” Houses sell for an average price of $765,000 after 47 days on the market, although the entire range starts around $385,000 and continues to more than $4 million.
