Mariner
Ranch-style Florida homes and waterfront property
Mariner features some of Cape Coral’s newest housing, with development beginning in the mid-2000s and continuing through the present day. The neighborhood is primarily single-family builds and Florida ranch homes with light pastel exteriors. “It’s not filled with condos like the rest of Florida,” Brown says. “It’s still a single-family home district, which is a nice little getaway because you still have some privacy.” Screened-in swimming pools are common. There is a large amount of gulf-access property as man-made canals wind throughout the area. Waterfront houses with private docks price between $500,000 and $700,000 while single-family homes on dry lots range from $300,000 to $500,000. The city of Cape Coral is still catching up to the neighborhood’s development, and many properties do not have city utilities, meaning they rely on septic tanks and wells. An expansion project of city plumbing is in the works, and homeowners may be required to pay up to $30,000, which can be paid upfront or added to real estate taxes. The neighborhood is filled with empty plots of land for those looking to build their coastal dream home and .25 acres tends to sell between $40,000 and $75,000.Tee-off at Coral Oaks or take off at Seahawk Park
The crack of the bat is common at the Northwest Softball Complex, which sits in the middle of the neighborhood. The 15-acre complex features five adult softball diamonds and hosts many state and national tournaments. Golfers flock to the Coral Oaks Golf Course for 18 holes of championship golf built within a century-old oak hammock. Residents can fly the skies at Seahawk Park, as the city-maintained green space features a landing strip for remote-controlled airplanes and helicopters. Cooling down is easy at Sun Splash Family Waterpark’s lazy river and waterslides. Fishing is popular with many neighborhood residents, and Sirenia Vista Park provides a convenient spot to cast a line or launch a kayak into the blue waters of the Gulf of Mexico. The environmental park is 8 miles away and connects to Great Calusa Blueway, a 200-mile aquatic trail that winds through the coastal areas of Lee County.Head to Bubba’s Roadhouse & Saloon
Pine Island Road is the main thoroughfare and features numerous grocery stores, including Walmart, Sam’s Club and Publix. Farmer Joe’s is an independent grocery store that emphasizes local produce and high-quality meats. Down the street, Bubba’s Roadhouse & Saloon is popular for its fried seafood and ribs. Happy hour runs until 7 p.m. every day, and live music can be enjoyed on the weekends. Stevie Tomato’s is great for game days, but the early birds often get their day started next door at House of Omelets. Name-brand retailers like Kohl’s and Burlington can be found along Pine Island Road. Coralwood Shopping Center is 8 miles away and offers more extensive retail. Crosspoint Christian Church is one of the numerous houses of worship serving the area.Mariner High School’s career academies
Lee County District serves the neighborhood and offers open enrollment. “What’s cool about Cape Coral is that they will create a bus route for your kids with whichever school you pick,” Brown says. Younger students can begin their education at Trafalgar Elementary, which receives a B-plus rating on Niche and then proceed to Mariner Middle School, which receives a B rating. Mariner High School receives a B-minus rating and offers academies in fields ranging from engineering and medicine to visual arts. Cape Coral Christian School is a private education option in the area.Travel throughout Cape Coral
Pine Island Road runs along the southern border and has multiple bus stops served by LeeTran, Lee County Public Transit’s bus system. The neighborhood is 10 miles from downtown Cape Coral and 11 miles from downtown Fort Myers. Those traveling farther are 27 miles away from Southwest Florida International Airport, which offers multiple domestic and international flights. Cape Coral Hospital is the closest medical center, 6 miles away. The Northwest Cape Coral Association advocates for homeowners
The Northwest Cape Coral Association is the largest community-based organization in the city. The group advocated for issues ranging from property rights and development to quality of life. Numerous events are held throughout the year, including board meetings, galas and a Christmas Boat Parade. Outside of the committee, residents are still close to many of Cape Coral’s popular events. Cape Coral Oktober Fest is a long-running tradition full of German beer, live music and polka dancing. The celebration takes place on the last two full weekends of October and is located along Pine Island Road.Hurricane Risks
Southwest Florida is prone to hurricanes. Hurricane Ian, a Category 5 storm that directly struck the area in 2022 was the costliest in Florida’s history. Mariner’s inland location provided some protection, but many properties were damaged. Lee County is enrolled in the National Flood Insurance Program, and homeowners are encouraged to review potential available policies.
