Located along the Crystal River, River Valley Ranch has a distinctly suburban feel while sitting just south of downtown Carbondale. Roads lined with large residences lead to a golf course and communal amenities like a “Ranch House” for HOA members in this private, master-planned community.
While River Valley Ranch is a private community, its 18-hole Golf at River Valley Ranch course is open to the public. Completed in 1997 and it has been recognized as one of Colorado’s top ten public courses. Riverfront Park’s pedestrian pathway cuts between the course and the banks of the Crystal River, connecting with a bridge that leads across the river to the golf clubhouse. This neighborhood is also home to Orchard Park, a small green space with a playground and open fields. For recreation closer to home, the neighborhood's Ranch House includes a fitness center, a community room for local events, tennis courts and a large pool with a water slide as well as a heated lap pool.
River Valley Ranch is almost entirely residential, but downtown Carbondale is accessible within a 2-mile journey up State Route 133. This main road is home to small restaurants like Beijin-Tokyo - a go-to for Chinese takeout - and Plosky’s Deli, which specializes in New York deli fare like Reuben sandwiches and bagels. Retail venues like the Crystal Village Plaza Shopping Center sit farther up the street, as do grocery stores like City Market.
Though only developed in 1995, River Valley Ranch was also the name of an Old West-era ranch founded in 1879. This community retains some of that Western spirit with its large lot sizes, its abundance of Mountain Contemporary residences and its status as a continually growing section of Carbondale’s frontier. The oldest homes were built in the late 1990s, while the newest houses were either completed or still under construction in 2024. Townhouses vary in price from $1.2 million to $2.3 million, while fully detached homes range from $1.4 to $4.2 million. HOA members can make use of the Ranch House’s tennis courts, aquatic center and social clubs to interact with their neighbors.
Crystal River Elementary School receives a C-plus rating from Niche, while Carbondale Middle scores a C and Roaring Fork High School an A-minus. All three schools are clustered just across State Route 133 from the neighborhood. In addition to its strong academics, Roaring Fork High also offers opportunities to volunteer with the Aspen Institute, to take part in the National Youth Leadership Forum and to teach art history at the Aspen Art Museum.
This neighborhood may lack access to the city’s downtown bus service, but State Route 133 conveys commuters to the heart of Carbondale within a 2-mile drive. Visit Glenwood, Garfield County’s main information center, says, “River Valley Ranch and Carbondale are to the south of Glenwood Springs, and a lot of folks commute to Aspen from Carbondale.” The skiing of Aspen sits 30 miles down State Route 82, as does the Aspen Valley Hospital. For local medical needs, the Roaring Fork Family Practice is located along State Route 133 in the middle of Carbondale.
