Dense residential area with industrial center

Carlstadt is a New Jersey borough with proximity to endless shopping and dining, as well as some of the area’s biggest attractions. Half of the community is a high-density residential neighborhood, while the other half consists of industrial space and a wildlife conservation area. “The industrial area is on the other side of Route 17, so you really don’t see it from the homes,” says Sharon Robie, a Realtor with Modern Realty Group, who’s been selling homes in the area for nearly a decade. Just south of the neighborhood are the famous Meadowlands Sports Complex and the American Dream Mall, the second-largest in the country.

Meadowlands, American Dream Mall

Meadowlands Sports Complex hosts MetLife Stadium, home of the New York Giants and New York Jets, as well as its famous horse track and state fairgrounds. Besides having access to high-end shopping, the American Dream Mall is also an indoor playground for all ages. There's Nickelodeon Universe Theme Park and DreamWorks Water Park, Sea Life Aquarium, Legoland Discovery Center, museums and an indoor ski park. Back in the neighborhood, Carlstadt is home to several pocket parks where kids can exert energy on sports fields and playgrounds. The Carlstadt Recreation Center Complex opened in 2023 and offers multi-use turf fields with night lighting, a small walking path and a playground. Soccer enthusiasts of all ages can play year-round at Sofive, an indoor soccer facility with eight fields. On the borough's edge is the Hackensack Meadowlands Conservation and Wildlife Area. While the area’s focus is to protect and preserve the watershed, residents can still kayak through the marshy area.

Condos and colonial-style homes

Carlstadt residents live close together with views of the Hackensack River and the Manhattan skyline. Despite the condensed nature of the borough, there’s an even mix of older and newer single-family homes and multi-family residences. Renovated homes and Cape Cod-style residences make up most of the single-family homes available, many having small driveways and garages. Properties do not go on the market often, with just 30 total condos, townhouses and homes sold in the past year. Condos and townhouses with three-to-four bedrooms usually sell for $500,000 to $700,000, while homes tend to sell for $600,000 to $800,000.
