Residential community between mountains in northern Tucson
Casas Adobes West is in Northern Tucson, where residential streets have views of the Catalinas in the east and the Tucson Mountains in the west, all while sitting on expansive properties. “One of the things that people are drawn to is larger lot sizes and that there aren’t a lot of homeowners associations,” says Jason Foster, an associate broker with Tierra Antigua Realty with over 35 years of experience. “Folks in the area 50 years ago wanted a horse, so some areas allowed one horse per acre back then. A lot of that has been phased out, but that was a lot of the big draw when it was developed.”
Lots with 1970s ranch-style homes
Ranch-style homes were built on flat, saguaro-dotted cul-de-sacs in the 1970s. “There was not much wealth in the area at the time, so they were built economically. There was an energy crisis then, so they were lowering ceilings and saying the homes were more efficient,” Foster says. “Most of the homes were built out of slump block, which is a popular southern Arizona material, and it’s a wider brick.” Stucco siding is also a popular feature. Most properties today span up to an acre. Prices range from about $400,000 to $830,000, depending on lot size. Varieties of desert shrubbery adorn front yards, which also include the occasional attached garage or two-car carport. Meanwhile, backyards may have in-ground pools and patios.
Amphitheater schools and CTE classes
The western region of the Amphitheater Public Schools district serves Casas Adobes West. Schools include Donaldson Elementary, which earns a B grade from Niche. Cross Middle School and Canyon del Oro High School both receive A-minus grades. High schoolers may enroll in Career and Technical Education (CTE) classes, including graphic design and engineering, and become eligible to earn transferable college credits.
Ann Day Community Park and Northwest YMCA
Although the neighborhood does not have a public green space, Ann Day Community Park is nearby, with a shaded playground structure. The park also encompasses the Northwest Community Dog Park, a multi-use green area with two softball fields. The Northwest YMCA Pima County Community Center sits adjacent to the multi-use fields, offering memberships to access outdoor pools, an indoor basketball court and fitness classes. Nearby, Tohono Chul spans 49 acres with nature trails, galleries and gardens, all accessible with the price of admission or membership.
Uptown mixed-use space, dining variety and Albertsons
Foothills Mall is being redeveloped into a walkable, mixed-commercial and residential area known as “Uptown.” A few major retailers, including Barnes & Noble and Bath & Body Works, remain open during construction. The AMC Foothills 15 movie theater will also remain. There currently is no timeline for completion, but it was announced it will open its first residential buildings in 2025. Restaurants around the mall include Whiskey Roads, a bar and grill that hosts line-dancing nights. The Desert Springs Shopping Center is adjacent to the mall and includes additional restaurants, such as Mosaic Cafe Dos, a family owned restaurant that serves Oaxacan-style food. Albertsons is also nearby.
Sun Tran, Northwest Medical Center and Interstate connections
West Ina Road ties the neighborhood to Oracle Road, a central thoroughfare leading to Tucson, about 10 miles away. The Northwest Medical Center is located on North La Cholla Boulevard, a local thoroughfare with many shopping centers. Sun Tran buses serve the community along its major thoroughfares. Interstate 10 is accessible via West Ina Road, leading to Downtown Tucson and the Tucson International Airport, for domestic flights, about 20 miles south.
