Downtown Cathedral City is packed with things to do
Hugged by the hills of the San Jacinto and Santa Rosa Mountains, Downtown Cathedral City is a hub for dining, entertainment and retail. There’s a lot to do here in the heart of this Riverside County locale, from viewing a movie at the Mary Pickford is D'Place theater, to having a meal at a mainstay like Trilussa, or taking a stroll through Town Square Park. Housing is limited downtown, which is primarily commercial, but the area's established multifamily and single-family options offer proximity to the neighborhood’s evolving selection of attractions. “[The city is] in the process of rebuilding the downtown,” says team leader Fredy Rodriguez, of the Fredy Rodriguez Real Estate Group with eXp, who has more than 20 years of industry experience. “[The city] bought a lot of new stuff, including the Agua Caliente Casino. There are a lot of new restaurants coming. Their whole idea is to refresh and give a new boost to the city.”
An assortment of amenities revolves around Palm Canyon Drive
The main drag that cuts through Downtown Cathedral City is Palm Canyon Drive. Besides its mountain views, Palm Canyon is also where many of the neighborhood’s restaurants are located, including Trilussa, which is popular for its Italian food and happy hour. It’s very well-known,” Rodriguez says. Brunch 101 is one of the newer options, open since 2023, and claims to be the best brunch in the city. Agua Caliente Casino on Palm Canyon Drive, which opened in 2020, features a tequila bar.
The Mary Pickford is D’Place theater is located just off Palm Canyon Drive and screens first-run movies. Some films are available in a panoramic format called ScreenX. North of the theater, Perez Road has a couple of hundred businesses, including quite a few for home interior products, from furniture shops to paint stores. Trader Joe’s and a Target in Canyon Plaza North shopping center are just outside of downtown.

Types of homes vary, and prices have steadily risen
Downtown Cathedral City’s residential streets are clustered south of Palm Canyon Drive. The properties range from bungalows built in the early to mid-20th century to apartment buildings including Tierra del Sol, a senior development for ages 62-plus. The majority of downtown residents are renters. Rodriguez says property prices have risen a lot in the last 10 to 15 years. A single-family home in this area can go for anywhere between $300,000 and $800,000.

Multiple festivals bring people together downtown
Residents are within walking distance of a range of community programming. “They have a lot of different events throughout the year that draw a lot of people,” Rodriguez says. The almost 2-acre Festival Lawn, on Palm Canyon Drive, is the site of the annual Cathedral City International Hot Air Balloon Festival in November. The event draws more than 20,000 visitors with rides, live music and a balloon drop that delivers thousands of pieces of candy. The Taste of Jalisco Festival takes over the lawn in late January and early February and celebrates Mexican culture with food, music and a carnival. The Cathedral City Community Amphitheater hosts the weekly Tastes & Sounds of Cathedral City from February to April, featuring a series of concerts paired with food from a local restaurant. There’s also weekly yoga at the amphitheater from January to March.
Town Square Park mixes art with recreation
Located next to the Festival Lawn, Town Square Park is a small green space with shade trees anchored by the Mayor Gregory S. Pettis Fountain of Life. The fountain is a desert-themed functional art piece featuring sculptures of animals and doubles as a sprayground for kids. Downtown’s proximity to the mountains means locals can quickly escape to a trail for a stroll. “I’m a hiking trail guy, I hike a lot,” Rodriguez says “There’s a lot of nice hiking trails.” He adds that the 3-mile Araby Trail is a favorite for its serene views.

SunLine bus can make getting around easier
Palm Canyon Drive is dotted with multiple stops in the SunLine bus system, which has 10 routes around the Coachella Valley area. Palm Canyon Drive is also a direct route into the neighboring city of Palm Springs — the Palm Springs International Airport is 4 miles away, and the Desert Regional Medical Center is an 8-mile trip.
Rancho Mirage partners with the McCallum Theater for arts instruction
The Palm Springs Unified School District maintains a B on Niche. Students living downtown start at B-plus-rated Rancho Mirage Elementary, and students in first through fifth grades are taught art classes by performers at the McCallum Theater in nearby Palm Desert. Nellie Coffman Middle carries a C-plus grade and offers football and volleyball teams. The B-plus-rated Cathedral City High has a Digital Arts Technology Academy teaching topics like game design and video production.
Elementary students in Downtown Cathedral City can easily attend Rancho Mirage Elementary School, just a short drive away for a quality education in a welcoming community.
