Cedar Hills residents can enjoy a slow morning on their front porch while enjoying up close mountain vistas, making it a great spot for people who want to embrace nature. “You’re right on the eastern bench, and the mountains are literally in your backyard, says Mariah Koehle of eXp Realty. “That’s exactly what people who live here want.” This small city hasn’t changed much, and neighbors love that. Nearby areas like American Fork and Saratoga Springs are experiencing massive growth, which has perks, but Cedar Hills residents prefer a quiet lifestyle. Salt Lake City is 35 minutes north, Provo is 20 minutes south and Lehi is 10-15 minutes down Route 92. Like Highland and Alpine, Cedar Hills allows neighbors to enjoy being immersed in nature and removed from the hustle and bustle of surrounding cities. However, the cost of living in Highland and Alpine is much higher; Cedar Hills paves a path for families on a budget; so, they don’t have to miss out. “Houses are definitely more affordable in Cedar Hills than in Alpine or Highland,” says Koehle.

An outdoor enthusiast's dream

Cedar Hills is located right at the mouth of the American Fork Canyon. This is the ultimate playground for outdoor enthusiasts: cast a line at Tibble Fork Reservoir, embrace a bumpy off-roading Jeep drive on Forest Creek Trail or take in the beautiful mountainous views while hiking and mountain biking. For an underground adventure, explore limestone caves at the Timpanogos National Monument. When winter rolls around, hit the slopes at Sundance Ski Resort. Residents can spend a sunny day at Cedar Hills Golf Club or pack lunch for the whole family and post up at Harvey Park, where space-themed splash pads and playgrounds encourage small children to use their imagination. Basketball and pickleball courts invite friendly competition while Murdock Trail, an impressive 17-mile paved trail, runs from Provo to Lehi. Paved trails like this one are non-motorized, meaning no vehicles allowed; however, walkers, joggers and mountain bikers can enjoy a safe experience without worrying about traffic. Cedar Hills’ annual Family Festival is also happening at Harvey Park. The week-long summer event includes a motorcycle parade, 5k, fireworks and a grand parade.

Abundance of housing options

Most single-family homes range from $600,000-$700,000. New constructions are rare, but there are homes on the market that were built within the past five years. Remodeled kitchens and living rooms are also standard among well-maintained ramblers. Yard space is guaranteed, but don’t expect much; most homes sit on small lots and are close to next-door neighbors. Cedar Hills isn’t considered a walkable city, but subdivisions are lined with sidewalks, so parents won’t worry when kids play hopscotch or walk the dog. It’s important to note that Cedar Hills experiences a more intense winter than surrounding areas. Higher elevation means residents will get more snow than and it’ll stick longer. Residents recommend buying a snowplow blade for four-wheelers.

Alpine School District

Some schools are in Cedar Hills, but many students will attend schools in Highland or American Fork. Schools in the city are part of the Alpine School District, with some students starting at Cedar Ridge Elementary followed by Mountain Ridge Junior High, which both have A-minus Niche grades. Lone Peak High School’s football and basketball teams have a history of state championships. Kids who are passionate about music can attend American Fork High School, which has a band program that has held the state championship title for the past 26 years.

Daily essentials and chain restaurant options

There’re only four options for food and errands in Cedar Hills, and they’re all in the same spot: Wal-Mart Supercenter and Dollar Tree, McDonald’s and Marco’s Pizza. Most residents in this area either drive a few minutes down Route 92 until they hit Smith’s in Lehi or take Interstate 15 to the Alpine Valley Center in American Fork.
