Family-friendly neighborhood close to Cedar Park’s schools, restaurants and parks
Tucked into the western portion of Cedar Park, Ranch at Cypress Creek is an all-residential neighborhood surrounding the popular Milburn Park, which is maintained by the city of Cedar Park. With convenient access to recreation and top-rated schools clustered at the neighborhood’s entrance, Ranch at Cypress Creek has a family-orientated vibe. With Anderson Mill Road marking the western boundary and US Route 183 just a few miles to the east, the neighborhood also appeals to commuters working in and around Austin. Residents are within 2 miles of a slew of restaurants, including locally owned and well-known franchises. The neighborhood’s overall CAP Index crime score is 2 out of 10, lower than the national figure of 4. Living in a suburb about 22 north miles of Austin means that the city’s entertainment hubs, major employers and the University of Texas campus are roughly 30 minutes away by car. For those seeking to head to Round Rock for work or play, that city is less than 15 miles away.
Single-level and two-story homes built in 1990s and early 2000s
Sidewalks line the broad, enclosed streets and cul-de-sacs that are set out in a grid pattern throughout the neighborhood. Roads and yards are nicely landscaped with leafy trees, such as crepe myrtles. “Ranch at Cypress Creek has nice, big homes that are great for young families,” says Mary Williams, a Realty Austin Realtor who frequents the neighborhood and sells in the area. But she warns that buyers may need to have patience while they wait for a home to come on the market: “Inventory is relatively low compared to other areas in town,” she says. Brick, gabled New Traditional homes sit on lots with mature trees that cast shade, offering some relief from the Texas summer heat. Some homes have backyard pools, which come in handy during those same hot summer days. Prices range from about $360,000 to $710,000, and Ranch at Cypress Creek has a voluntary HOA, which does not collect fees.
Highly rated public and private schools surround the neighborhood
Students are zoned for the Leander Independent School District, rated A-plus on Niche. Kids may attend Deer Creek Elementary, rated A, or Westside Elementary, rated A-minus. Cedar Park Middle School and Cedar Park High are both rated A. For the sixth year in a row, the Cedar Park High School marching band took top honors at the 2024 University Interscholastic League (UIL) State Marching Band Championship. Private school options include Summit Christian Academy for prekindergarten through twelfth grade, rated A-minus, and Guidepost Montessori at Cypress Creek for prekindergarten and kindergarten, not yet rated on Niche. All schools border the neighborhood; the farthest away is Westside Elementary, just over 2 miles north.
Ranch at Cypress Creek borders popular Milburn Park
Thirty-six-acre Milburn Park is a public park at the neighborhood entrance. The park’s many amenities are within walking distance, including the outdoor pool, playground and community garden. “Milburn Park is very popular and has lots of activities during the year, from fireworks in July to the Christmas tree lighting in December,” says Mary Miner, Owner at Nextage Realty and longtime Austin resident. Athletic facilities support a range of sports: Milburn Park includes fields for cricket and soccer; courts for volleyball, tennis and basketball; and a track for BMX racing. “Milburn Park is one of the most utilized parks for soccer games, the pool and family gatherings, and there are a number of other parks that are good for hiking,” Williams adds. Just north of the neighborhood, hiking paths at Buttercup Creek Cave Preserve wind past caves, which are marked along the trails. Hikers and dog walkers can enter the preserve from Ranch at Cypress Creek Park, which has a playground and large open field.
Grocery shopping and fun restaurants less than 2 miles away
Homeowners are within a five-minute drive of grocery shopping at Sprouts and a wide selection of restaurants. Aleidas Restaurant is a highly rated Venezuelan place with a homey, welcoming ambiance. Next door, Summer Moon Coffee offers drive-through and dine-in cold brews, seasonal lattes and breakfast tacos. But this Austin-based chain is best known for its signature “moon milk” beverage sweetener. TopSpin is a lively neighborhood bar where locals can snack on wings, sing karaoke and compete in dart-throwing tournaments. Though the sun is setting on the heyday of Lakeline Mall, the indoor shopping center has a wide range of clothing retailers, from Macy’s to PacSun.
Driving around Cedar Park and into Austin
With the paved paths lining Cypress Creek Road, residents can bike to the surrounding schools, restaurants and stores, if they choose. Otherwise, commuters are likely to hop in the car, and nearby U.S. Route 183 extends south south into Austin. State Route 45, which serves as the southern border of the neighborhood, takes drivers to Interstate 35, which extends south to Laredo and north to Minnesota. Emergency care is about 6 miles away at Cedar Park Regional Medical Center and air travelers can take flight at Austin-Bergstrom International Airport, 27 miles southeast.
