Ranch at Deer Creek is an all-residential, family-friendly neighborhood in Cedar Park, a northern suburb of the ever-growing Austin metro area. The neighborhood abuts part of the 50 square-mile Balcones Canyonlands Preserve, which provides a sense of remoteness despite being close to plenty of local amenities and within relatively easy commuting distance of the capital city. Homes here are spacious, with three to six bedrooms, and average home values are consistently higher than the rest of the Austin metro area. Homeowners can bike to the neighborhood pool, and shopping and dining is within a 2-mile radius. Students and parents can walk to the highly rated elementary school, which is located in the middle of the neighborhood. And nearby highway access means residents are just over 20 miles from all that downtown Austin has to offer. The overall CAP Index crime score is 1 out of 10, much lower than the national figure of 4.
New Traditional homes with an HOA
The neighborhood has flat, bikeable streets lined with sidewalks. Cul-de-sacs branching off from Anderson Mill Road are lined with New Traditional homes built in the early 2000s. Many have brick exteriors with arched entryways. Potential buyers here may have to be patient, as typically there is a low inventory of available homes in Ranch at Deer Creek, which borders Ranch at Cypress Creek. “Ranch at Deer Creek is the newer of the two neighborhoods, but both are well established,” says Mary Miner, Owner at Nextage Realty and Austin resident since 1995. “The price point in Deer Creek is higher than in Ranch at Cypress Creek. It has high-end builders like Drees and Marabella homes.” Prices range from about $500,000 to $950,000, depending on size. HOA fees vary and go towards community maintenance, landscaping and irrigation.
Cedar Park homes zoned for desirable public-school pipeline
The Leander Independent School District is rated A-plus overall and the No. 2 Best School District in the Austin area by Niche. Students may attend Deer Creek Elementary, Cedar Park Middle and Cedar Park High, which are all rated A and within 2 miles of the neighborhood. “Deer Creek Elementary is highly sought after, as well as Cedar Park Middle School and the high school,” says Mary Williams, Realty Austin Realtor who sells in the neighborhood. “Cedar Park High School is well known for their sports and the band,” Miner adds, and high schoolers can earn dual credits through Austin Community College. Summit Christian Academy is also close by; this private option, rated A-minus, serves prekindergarten through twelfth grade.
Neighborhood amenities include two outdoor pools
Quiet Moon Park is a shaded area with a basketball court, fenced-in playground and pool with lifeguards stationed during the summer. Homeowners have fob access to the pool, which is open year-round but not heated. There is also a short walking path located between the park and Zambia Drive. At the north end of the neighborhood, Zappa Pool also has lifeguards on duty – the pool is only open during the summer months – and residents can access it with a key fob. Residents can find plenty of shade beneath crepe myrtle trees at Cypress Canyon Park, which also features picnic tables, a playground and a walking path. Ranch at Deer Creek might also contain a hidden treasure: Dies Ranch Treasure Cave was rumored to be the hiding place for buried gold. Located behind a locked gate and closed to the general public, the cave is now used for firefighters and spelunkers to do rope training.
Stores and restaurants along Cypress Creek Road
Shopping centers line Cypress Creek Road, where folks can pick up groceries at Sprouts and prescriptions at Walgreens. In its lively setting decorated with Mardi Gras colors, Mouton’s Bistro & Bar offers cocktails, Cajun food, arcade games, billiards and darts. At Smokey Mo’s BBQ, a local chain, guests can enjoy Texas barbecue and hearty breakfasts on the lighted patio or in the casual indoor dining area. Though it is waning in popularity, nearby Lakeline Mall has clothing retailers like Dillard’s, American Eagle and Macy’s. For more intensive retail therapy, residents can easily get to Austin for a day of shopping, dining and entertainment.
Roads and amenities beyond Ranch at Deer Creek
Residents enter and exit the neighborhood via Anderson Mill Road. Homeowners aren’t far from U.S. Route 183, which leads north to Leander, under 10 miles away, and south into Austin, just over 20 miles away. Cedar Park Regional Medical Center is 6 miles away and Austin-Bergstrom International Airport is about 27 miles south.
