Many neighborhoods dot the Austin suburb of Cedar Park, but few offer walkability like Silverado Ranch. This small HOA-controlled community, resting in the northeast section of the city known as Vista Ridge, attracts families for its spacious homes that sit blocks from highly rated schools. Along with having its own park and community center, the neighborhood is close to Cedar Park’s popular shopping spots and green spaces. Nearby county roads highways make for straightforward commutes to Round Rock, about 10 miles east, and downtown Austin, about 22 miles south.

Single-family homes in Silverado Ranch sit close together on wide streets lined with sidewalks. Shade trees and small shrubs adorn neatly landscaped lots that are typically just under a quarter acre in size. The neighborhood’s New Traditional homes were built primarily between 2006 and 2011 and feature brick, stucco and limestone exteriors. Their wooden garage doors add to the rustic Western vibe that permeates the neighborhood. Inside, living space is ample, averaging around 2,200 square feet. Prices range from $450,000 to $580,000. Properties come with monthly homeowners association fees of around $55.

A-rated public schools within walking distance
The Leander Independent School District serves Silverado Ranch and earns an A-plus overall rating from Niche. Ronald Reagan Elementary, Artie L. Henry Middle and Vista Ridge High all receive A ratings and are within walking distance of many homes in the neighborhood. John Gupton Stadium, which hosts football games and marching band competitions for schools across the district, sits adjacent to Vista Ridge. In addition to neighborhood schools, Leander ISD offers three alternative schools, including New Hope High School. “They have a self-paced program. If you’ve got someone who needs to graduate sooner, instead of doing it on their own and getting a GED, they can do it there and get a diploma,” says Shanan Sheperd, the co-owner of Thrive Realty, who lives nearby in Leander.

Neighborhood sidewalks lead to The Shops at East Park. This small retail strip is home to several local restaurants. Several parks and a golf course within 5 miles of Silverado Ranch
Mature trees surround Silverado Ranch Park and Community Center. This centrally located green space is where neighborhood families meet for playground playdates or to spend hot summer days by the pool. The expansive Brushy Creek Sports Park is nearby. Resting along its namesake waterway, the park features several soccer and baseball fields that host sports camps and recreational leagues. U.S. Route 183, a major highway through Austin, is nearby for the 22-mile commute to the capital city’s bustling downtown. Shepherd says residents often use West Parmer Lane as an alternate route. Those residents traveling to Round Rock can pick up County Road 174 just south of the neighborhood for the roughly 10-mile trip. State Route 183A is a main route through Cedar Park and Leander, while Interstate 35 links the region to larger cities like Dallas to the north and San Antonio to the south. CapMetro light rail trains and buses pull into Lakeline Station, about 5 miles south of the neighborhood, providing service to downtown Austin. Bike lanes line East Park Street, which connects to other bikeable streets and greenways throughout Cedar Park.
