Farmland on well-water 10 miles south of Allentown
About 10 miles south of Allentown, Lower Milford is a township that consists mostly of farmland and the occasional home. “It’s all very rural farmland and woods. There are no towns really,” says Joanna LaFaver, Realtor with Keller Williams Real Estate. Lower Milford has a few areas which could be called villages, but rarely have their own form of government. While the village of Limeport is connected to a sewage system and a portion of a subdivision is connected to public water, the rest of the homes and farms within the township operate on well-water and septic systems. The roads are paved but weave with the landscape. “Properties here tend to be larger, and Lower Milford offers a ton of farmland,” says Rebecca Francis, an associate broker with Berkshire Hathaway Home Services Fox & Roach Realtors. Farms within the township may also be a permanently preserved farm, meaning that even if the farm is sold between owners, the land is designated to remain farmland. The area has a volunteer fire company, as well as access to emergency services such as ambulances from surrounding towns and police from the Pennsylvania state police. Lower Milford has a crime score of 1 from the CAP Index which is below the national average of 4.

1930s baseball stadium and horse stables
Most of Lower Milford Township is agriculturally based but does have the Limeport Stadium in the northern section of the neighborhood. Built in 1933, the Limeport Stadium often hosts the Southern Lehigh High School baseball team. Upper Milford Township, to the northwest of Lower Milford, has Lenape Park with tennis and basketball courts in addition to the baseball diamonds. Molasses Creek Park, to the south of the neighborhood, has a large green space and playground with room for two basketball courts. Between the rows of corn and seasonal crops, equestrian stables appear where residents can take horse riding lessons or stable their own.

Hidden homes surrounded by farmland and forests
Most homes are hidden behind long driveways or a large amount of foliage and/or agricultural crops. “It’s become tougher to find land throughout Lehigh County, and people have moved to Lower Milford because there is available land here,” says Francis. Many homes sit on property with multiple acres, with ranch, ranch-style, bi-levels, and Cape Cod’s the most common home styles. Prices range from $280,000 for a ranch home in need of a little TLC with almost 3 acres to $585,000 for a ranch-style home with a little over an acre of land and four bedrooms. While rare, there are some New Traditional homes in varying styles scattered throughout, beginning at around $475,000 and reaching about $925,000. Within the rural farmland are some Colonials and homesteads built before 1860, with most homes selling around $530,000. The oldest homestead in Lehigh County, built around 1730, covers over 200 acres and sold for over $5 million, however this property is an outlier among the farms in the neighborhood. “The Center Valley market is popping, but Lower Milford is a little less competitive and moves a little slower,” Francis says.

Township clean-ups and fundraisers for the fire department
The Lower Milford Township’s Fall Festival has been running for over 20 years and includes food vendors as well as music and family-friendly activities. The township also has a Spring Clean Up Day where volunteers help to pick up trash on the side of the roads. Seasonal stands for produce and 175-year-old-restaurant
With the miles of farmland and woods, most of the neighborhood consists of various types of farms. Several farms, such as Bobwhite Acres and Hausman Fruit Farm, have seasonal stands and “pick your own” opportunities. Along with the more traditional seasonal fruit picking, Lower Milford Township also has an alpaca farm, seasonal Christmas tree farms and a saffron farm. Limeport is one of the larger villages in the township, and has two restaurants, the Limeport Family Restaurant and the Limeport Inn. The Limeport Inn, housed in an 1842 building, has more than 175 years of dining experience and offers lunch and dinner Tuesday through Saturday. As the closest town, although still a small borough with roughly 2,500 residents, Coopersburg has a few big box stores, including a GIANT for groceries and a CVS.
